Description

The Little Barn, a 16th Century hideaway artistically restored, by a Suffolk artist. With no through traffic and no light pollution, silent evenings and clear night skies. Topcroft is a sleepy village beside the Waveney valley and 25 minutes from the medieval city of Norwich. You'll love this rural location. A large modern kitchen and a real woodburner in the large sitting room. A private patio outside with fairy lights at night, a bbq, firepit and private garden at the back of the property. The space The property has it's own seperate entrance and front door with patio and mini firepit and BBQ outside, overlooking our pond. Step through the front door and you will enter another world, into the beamed dining room and daybed area. Turn left into the open plan sitting room area which has two sofas and a cosy woodburner. One of the sofas converts into a large double bed. There is a smart TV and mosaic coffee table surrounded by a cathedral like space, for rest and relaxation. No-one overlooks your space and you have all the privacy you need. There is a curtain which can seperate the sitting room from the dining area/day bed area, for privacy, but both areas are generous spaces. The Wifi speed is 55mb/s for those who want to work from this location. There is a bathroom downstairs , though the hallway and thereafter a large and spacious kitchen which overlooks the pond and guest garden. The kitchen is fully kitted out with everything you need for your stay, which includes teas and filter coffee, picnic roll and thermos. Hannah leaves a guest pack of goodies on your arrival. The kitchen can easily seat 4 people at the table with space for relaxed suppers in the country kitchen. The bedroom is upstairs with a view out over the front field. Very quirky and romantic with a king sized bed. The stairs could be difficult for elderly or those with delicate pins as the bathroom is downstairs. There is a separate guest garden through the back carpark and behind the pond, where you will find a fire pit surrounded by log seats for evenings toasting marshmallows or watching the sun go down. There is also a comfortable seating area with a bench and table for tea and cakes overlooking Betty Bunting and Nora, the sheep, in the back field. Although there is plenty of room for children inside the property, we do not fence the pond and so it is not suitable for young children under 10 unless accompanied by an adult at all times. The patio, although solely for your own use, is also overlooking the pond, which could be a hazard. So we would only advise you to bring one child (in order to make supervision easy) or have children over 10 years on the property. Please contact me to confirm. We have our own (very quiet and friendly) dog called Martha who is always willing to play but sadly we cannot have pets. Guest access You have your own private patio which has seating for 4 and a barbeque grill and mini fire pit. This overlooks the pond and trees. Then you have another guest garden for your own exclusive use at the back of the property with a larger fire pit and logs seats around it, where you can watch the sun go down. There is a bench and table beside the old horse drawn hay rake which was left by the last farmer to live here. Solar fairy lights guide your way at night and all you can hear are the sound of birds and the munching of the two sheep in the back field. We live beside the property in the courtyard but you are entirely private and no-one overlooks you. Feel free to pop in and ask us for anything you need. There is parking for 2 cars up the front drive, for your use only. Other things to note We are 5 mins from the nearest shop in Hempnall, which has anything you need (mini Morrisons and post office). Also there is a pub which cooks great curry’s about 5 mins away (or an easy bike ride away) in the next village. We also have a cricket club and bar which is open in the summer for a beer on the opposite side of the road from us. We are also 5 mins from the best farm shop around, with raw milk and a great butchery, local wine and produce, and a cafe. The nearest petrol station is 10 minutes away in Long Stratton or from Hempnall if the small garage is open, but beware, he does not take cards! We are 35 mins from the wonderful seaside town of Southwold and Walberswick or 15 mins from the river Waveney (one of the top ten swimming rivers in the UK) where you can canoe, swim or paddleboard. The city of Norwich with its medieval streets and vast Cathedral is 20 minutes away and the delightful town of Bungay with its trendy cafes and boutique shops is 15 minutes away.
