Waterfront 4 Bedroom Home with Games Room

Take it easy at this unique, tranquil and pet-friendly, absolute waterfront getaway with a private jetty. Enjoy your time swimming, boating, kayaking, fishing, or just relaxing on the foreshore. The house sleeps eight, has a large open plan living area, a lounge room with comfy couches seating 12, and a garage decked out as a rumpus / games room. Located less than 10 minutes from Nagambie, there are a variety of restaurants, shops, and wineries in town or within a short drive. The space Drive into the property and park in the gravel parking area. On entering the house you will move past bedrooms 1 & 2 into a large open living area. Further to the right has the kitchen, bedroom 3, toilet, bathroom, and master bedroom with ensuite. The lounge opens into the patio which faces the waterfront. Open the blinds using the drawstrings - the glass sliding doors offer access into the patio and backyard. The backyard is fully fenced, enclosed, and dog proof. The river & swimming areas are accessible through a large gate at the bottom of the yard. Guest access Standard bookings include access to three bedrooms - One QB, 2SB, and 2LS. The master bedroom (QB with ensuite) is available for larger bookings or by arrangement. The living area is open plan with dining and lounge with 65" smart TV, and views to the river. The garage acts as a second living area and has a suite of couches as well as a second TV. It also has a fridge, 3 kayaks, 2 stand-up paddle boards, table tennis, and foosball tables. This area is a great separate space away from the main living area and perfect for teens. The kitchen is equipped with a large range of cooking equipment, crockery and cutlery. Please use as needed and then clean and return. In the pantry you will find breakfast cereals, as well as long-life milk. The pantry is stocked with range of condiments for your reasonable use. There are also items in the fridge and freezer - some left there by us, and some by other guests. Feel free to consume any of these, and perhaps replace them if you are able to. Other things to note Guest Charges: * The standard charge is for 2 guests. * There is a per-night charge for additional guests. * Dogs are most welcome, however, please keep them off all furniture and bedding. EV Charger: A 7 kW Type 2 charger is available for use by arrangement - a fee may apply. Ironing Board: The iron and ironing board are stored in BR 3. Please use with care and ensure the iron is cool before it is put away. Water Equipment: Guests have access to the following equipment: * 2 x Stand-Up Paddle Boards * 2 x Single Kayaks * 1 x Double Kayak * A range of boogie boards and noodles. A wide assortment of personal floatation devices (life jackets) are available, ranging from toddler to XXL, and are stored in the tall brown wardrobe in the garage. Specific sizes can't be guaranteed. Users are fully responsible for using the equipment safely and in compliance with all safety regulations, such as the use of life jackets with paddleboards / kayaks. Children must be properly supervised at all times by a responsible adult. Please also note that two able- bodied adults are required to lift the kayaks and paddleboards off and onto the wall mounts. There are opportunities to paddle upstream for a very long distance and to explore the ins and outs of the Goulburn River. River access downstream is limited to about 300m from the Weir. Swing set: There is a swing set in the backyard for young children. Please sweep off any cobwebs, and actively supervise during use. Cleaning and Laundry: We use Melaleuca cleaning products - these are highly effective as well as being environmentally friendly. Please follow instructions for use.
