The space TEMPORARY NOTICE (Spring–Summer 2026): As part of ongoing infrastructure improvements in the area, reconstruction works on the tennis courts (including retaining walls) are currently in progress. According to the official construction schedule, these works will be completed before August 1st, 2026. While we have not received any official notice of a further extension, it is possible that the construction works may continue for several weeks beyond the scheduled completion date. During this period, the tennis courts are temporarily unavailable. All other features of the property - including the villa, private pool, spa areas, terraces, and panoramic views - remain fully available and unchanged for your stay. For guests interested in tennis, we are happy to assist with booking courts nearby - there are several excellent alternatives within a short driving distance. This notice is provided for full transparency and to ensure all guests have complete information prior to booking. THE VILLA: This is one of the 3 villas that we rent at our property. It boasts a huge terrace with a negative edge private swimming pool. Further to the east there are a private hot tub and a fire pit area with a splendid view over Opatija Riviera, Old town Kastav and the city of Rijeka. The interior offers a broad, high ceiling, bright open plane living room and kitchen. The 2 bedrooms are situated down the stairs, at the lower level. Each bedroom has an en-suite bathroom and an additional sofa for an extra person. Next to the living room, at the mezzanine level, there are additional 2 spacious half-bathrooms. The movie room is situated down the stairs as well and is equipped with a large extendable sofa that can accommodate additional 2 persons. There is a clay tennis court with a stunning panoramic sea view that is for shared use with one more listing and the owner of the property. The owner is multiple ex Croatian Junior Champion and an excellent tennis coach that offers private lessons upon request. It is also possible to rent tennis rackets and balls at the property. In addition to the luxury villa, the property offers free private parking, a shared tennis court, a lavander field with a stunning sea view, a gas BBQ and a private pool area to relax all your senses. There are two other accommodations available at the property, always keeping in mind the privacy of all our guests. Guest access The interior offers a huge, bright living room with a kitchen. The 2 bedrooms are situated down the stairs. Each bedroom has an en-suite bathroom and additional sofa for an extra person. Next to the living room, there are additional 2 spacious half-bathrooms. The movie-room is situated down the stairs and has a large extendable sofa. A wide variety of additional services are offered to our guests (upon request): - Tennis lessons with ex Croatian champion - Yoga private or group lessons with one of the best Croatian teachers - Salsa dance private or group lessons - Massage (can be organized on the premises) - Private chef. Other things to note The villa is part of a small family resort and there is a possibility of encountering other guests at the property. The Villa does not offer complete privacy, but it has all the above mentioned amenities for private use. Pool Heating: Pool heating is available for an additional fee of €25 per day. Please let us know in advance if you'd like this service. During colder months and depending on the season, it is necessary to start the heat pump in advance (several days up to 2 weeks before), depending on the outside temperature. Tennis Equipment: Tennis rackets and balls are available to rent for an additional fee. Pets: Pets are welcome upon request. Please note that additional fees may apply.
