From this bedroom you have direct access to the balcony. - A small bedroom (approx. 8 m2) with a box spring double bed (1.60 m x 2.00 m) and its own adjoining small bathroom with toilet and shower. - A sleeping floor with 2 small beds (0.80 m x 2.00 m each). Access is via a space-saving staircase from the living room. The space-saving staircase is not suitable for small children and people with walking disabilities. You are welcome to use the sleeping floor, but use is at your own risk. Parents are liable for their children. Due to the low ceilings and standing height, the sleeping floor is not suitable for adults. From the living room you can access two large panoramic windows / doors to the south/ west balcony overlooking the greenery and the magnificent mountains. Other things to note The rented premises are rented by the tenant exclusively for residential purposes and may only be used for such purposes. The tenant expressly declares that the apartment is in accordance with § 1 para. 2 no. 3 or Z 4 MRG is used for the purpose agreed in writing: § 1 para. 2 no. 3 MRG: Use as a second home rented due to a temporary change of location caused by employment, or: § 1 para. 2 no. 4 MRG: as a second home for the purposes of recreation or leisure. There is a habitual residence within the meaning of § 66JN (regular primary residence). The agreed rental period applies. However, at least 30 days and at most 180 days. Residents are expressly advised of the existing Austrian registration laws and are obliged to deregister with the responsible registration authority within 3 working days and also after termination of the tenancy. The landlord is obliged to confirm the residence of all residents for the respective period by signing the registration form. Subletting or other transfers are not permitted.
