Welcome to The Kingfisher, a light and airy 2 bedroom home nestled in the picturesque village of Kingsbury. This charming house features colourful accents inspired by the vibrant Kingfisher bird, with blue and orange elements woven throughout the property. PLEASE READ ADDITIONAL RULES BEFORE BOOKING. The space This property has a spacious driveway to the right hand side of the property, comfortably parking 2 vehicles. The property has a large kitchen diner fully equipped with a dishwasher, oven and hob, coffee maker, microwave, kettle and toaster. There is a separate comfortable lounge to relax and unwind in. upstairs, there are 2 bedrooms, the master bedroom has a double bed and the 2nd bedroom has twin beds. The bathroom has a bath with a shower over, a wash basin and a WC. There is also a small enclosed garden to the rear for your enjoyment, should the English weather allow. Important Information – Please Read Before Your Stay We take great pride in our properties and are committed to maintaining them to the highest standard for all our guests to enjoy. As part of our booking process, your booking confirmation email contains a secure link where the lead booker will be asked to: Electronically sign our Terms & Conditions. Upload a photo of their driving licence (or other requested ID). Provide card details for a £250 security deposit pre-authorisation. The security deposit is not charged to your card. It is simply a temporary pre-authorisation placed 48 hours before your arrival and is automatically released 5 days after your departure, provided no intentional damage has occurred, no unauthorised guests have stayed at the property, and the Terms & Conditions have been complied with. We are registered with the Information Commissioner's Office (ICO). Your personal information is securely stored, used solely for internal purposes, and is never shared with third parties. House Rules To ensure everyone enjoys their stay, we kindly ask that you observe the following rules: Electric Vehicle Charging – Charging electric vehicles from the property's electricity supply is strictly prohibited. If this rule is breached, we reserve the right to require guests to vacate the property immediately. Registered Guests Only – The property is for the sole use of the guests included in the booking. No additional guests or visitors are permitted without our prior written approval. Heating & Energy Usage – We kindly ask guests to be considerate of rising energy costs by: Not leaving the heating on when windows or doors are open. Turning the heating down or off when leaving the property. Switching off lights and electrical appliances when they are not in use. No Smoking or Vaping – Smoking or vaping is strictly prohibited anywhere inside the property. No Parties or Events – Parties, celebrations and events are not permitted. Guests Bringing Dogs We are pleased to welcome well-behaved dogs, subject to the following conditions: A £250 security deposit applies to bookings with dogs. Dogs must be fully house-trained. Owners must clean up all dog waste immediately and dispose of it in the appropriate outdoor wheelie bin. Dogs are not permitted on sofas, chairs or beds. Dogs must never be left unattended in the property. Guests are responsible for ensuring their dogs do not cause excessive noise or disturbance to neighbouring properties. Guest access The property is self check in and check in details will be forwarded to prior to arrival. Other things to note This property is ideally located for family trips away, being in close proximity to Twycross Zoo, Drayton Manor and events ant the N.E.C. For adventurous families, there is the snowdome at Tamworth, offering tobogganing, snow board and skiing lessons. Tamworth also boasts a 10 screen cinema, a ten pin bowling alley and Ventura retail park, with many big brand stores including Next, Marks and Spencer, Primark, and many many more. RULES: Please note that all guests are kindly asked to forward their email address as soon as possible. All bookings require the lead booker of the party to electronically sign and return our company Terms & Conditions as well as completing a simple identification verification requiring government ID (Passport of driving license) and a selfie. As we have duty of care to all of our properties we are entitled to ensure the correct guests are staying in the property as well as asking all of our guests to pay a £100 refundable damage deposit which will be returned to our guests within 14 days of departure from the property. We hope that you can understand the necessity of this for insurance purposes. Once the guest has agreed and responded to our terms and conditions, confirmed their identity and paid the damage deposit, we will then be able to forward on check in details for access to the property. **Please note that these will not be given out until all criteria is completed** No guests other than those booked into the property are allowed to enter, unless permission has been granted. Please respect the hike in costs of running the property as we ask you to not leave the heating on whilst the property is vacated as well as ensuring the lights are switched off. Strictly no smoking Strictly no Electrical Vehicle charging permitted at our properties, if discovered we will implement immediate vacation of the property. Strictly no parties or events are permitted to take place in our properties.
