Stay at a cozy home in a great central location, close to everything which Houston has to offer. Featuring 2 bedrooms and a pullout couch, the house is perfectly suited for couples and small families. Large backyard with covered pergola and outdoor seating. Free curbside parking around, the Heights is a rare walkable neighborhood in Houston, popular with families and young people. Walking distance to a dozen of the trendiest patio restaurants in town. The space The house is a traditional detached home in a fully-fenced yard of approximately 7500 square feet. The detached garage structure in the back has been rebuilt and made into a tiny guesthouse. Both rental units share the backyard, including a shaded pergola with outdoor lighting. No stairs to climb, easy access everywhere. Safe and easygoing neighborhood. Curbside parking generally available either in front of the house or nearby. Parking in the house driveway is generally not available and could be done only if special circumstances require such access. Guest access One-level home, no stairs to climb. Please keep the yard gates closed at all times. Other things to note BATTING CAGE: There is a private batting cage in the very back of the yard, which the owners use occasionally during baseball season, perhaps 2-3 times per week for about an hour. Guests are welcome to hit balls in it as long as they bring their own baseball gear and turf shoes and leave the cage the same as they found it. SEVERE WEATHER WARNING: Houston is well known to experience severe weather regularly during the annual hurricane season from July through October, and also incidentally throughout the rest of the year. Guests are responsible for monitoring the weather forecasts on their own and to follow evacuation orders and take other precautions as may be common sense or as advised by the local authorities. These severe weather events can involve street floods, tornadoes, wind storms, impassable streets or entire impassable neighborhoods, long power outages (which means no air-conditioning or heat), downed power lines, no cable or mobile internet, all kinds of water damage, vehicle flooding or hail damage, including vehicle flooding from waves created by other vehicles driving through the floodwaters. If you are parked on the street in the vicinity of the property during a severe weather event and water on the street begins to rise even if it doesn't touch your vehicle floor yet, you need to monitor the street flooding situation and be prepared to walk out into the rain storm and move your vehicle to a higher spot. It is also possible to lose utilities for days at a time, tap water may become unsafe to drink. We as hosts, may be evacuated out of town during such events. Even if we are in town, we do not necessarily monitor the weather. As a guest, it would be entirely on you to keep informed about the current weather situation and to take measures to evacuate and to protect yourself and your property during a severe weather event. We do not offer emergency relocation, shelter or evacuation services. We have no staff or contractors available to mitigate property damages immediately after a storm, and we might be unable to assist or even respond to you in the event of city-wide disruptions. This particular property is rated to be in a 100-yr flood zone. It is built 60+ years ago and is not up to contemporary construction standards. The property has some mature trees which may also become a hazard during a wind storm. The house is surrounded by other properties which may contain additional hazards during a hurricane or tornado. TV APPS AND STREAMING: Smart TVs available for streaming / casting. The TVs do not come with traditional cable channels. You can stream from your own personal devices. The TV has some popular apps built in. The hosts do not do electronics trouble-shooting. If you have trouble figuring out the TV setup or the TV streaming apps, we most likely would not be able to assist you. If you are staying longer than a few days, it is on you to replace any TV remote batteries if they go bad during your stay. MAIL SERVICE, PACKAGES AND FOOD DELIVERIES: USPS mail service is not included as part of the listing. Guests should not associate the property address with their name for purposes of any US mail or package deliveries. Food deliveries such as DoorDash are the guests' risk, and the hosts do not assist in coordinating access with the delivery drivers. GUNS and AMMO: Guests are not allowed to bring, use or store on property any guns, weapons, firearms, ammunition, any hazardous substances, explosives, gas containers, flamable substances, or illicit materials of any kind. BUGS and PEST CONTROL, WILDLIFE: We may utilize chemical pest control for all interior spaces from time to time. Our preference is to keep all pests out by keeping the property clean and sanitary, eliminating food debris and eliminating leaks and humidity sources, rather than using chemical pest control. But some guests do request chemical pest control and such has been done on the property. Houston has a hot, damp, sub-tropical climate. Please be prepared to encounter various bugs and crawling wildlife year-round, no matter where you choose to stay. For example, the brown Florida anole (small brown lizard) is very common in the grassy areas around the property. Snakes are very rare but can be seen on the property once in a while. So are raccoons, possums, squirrels and other wildlife. We expect guests to dispose of all organic garbage regularly in the designated containers in order to prevent attracting bugs, wild animals and pest infestations. TRASH and RECYCLING: We have noticed that guests from certain locations (e.g. California) have very different trash collection and trash separation habits than what applies to the City of Houston. Please note that Houston is very picky about what can be recycled. They do not allow any type of plastic bags or styrofoam to be put in the green recycling containers. Houston does not allow any organic debris in the green recycling container either. Houston only collects and recycles clean paper (no pizza boxes or used food boxes), clean plastics (washed and without any food residue) and clean metal cans. No oil containers, no metal parts, no random plastic parts without a recycling designation on them. All recyclables have to be placed loose in the green trash container (not bagged). If you bag the recyclables, even if they're bagged inside a recyclable bag, Houston will put them in a landfill and not recycle the entire batch. Plastic bags or organic debris like coffee grinds, banana peels, and so on, will cause the entire recycling batch (the entire truckload) to be rejected and sent to a landfill.
