NOISE: Out of respect for the families in our neighborhood and for our full-time renter who lives in the attached separate apartment) we do not allow large parties and ask that you keep the noise to a minimum after 9:00 p.m. GRILL: Located in garage; use with garage doors open at all times. A/C - Window air conditioning in 3 of 4 bedrooms during August and September; fans available for use in other rooms when needed; 3 of 4 bedrooms and living room also have ceiling fans. Other things to note PETS: One dog allowed under 20 lbs; Lincoln has a leash law so dogs not allowed to roam; larger dogs considered; please pick up after your pets, and remove all pet waste. Dogs not allowed on furniture and should remain on the first floor of our home. Should dog be left unattended, must be crated or confined to kitchen area only (doors close off the area). Pet fee: There is a 20/per night pet fee if approved. HISTORY: This home is privately owned and managed by the eight children of a local couple who raised their family here. The children return here every year to remember and create new memories with their own families and friends. Over 60 years ago, the father of this large family purchased the home from Lincoln's town physician-who lived in the main part of the home and whose office and visiting area were located in the current attached apartment. SEASONAL/LONG-TERM RENTERS: All utilities (heat, electric, cable, WIFI) are in addition to pricing noted on website. Utilities billed monthly to tenant and to be paid within 15 days of receipt of invoice. Utilities will vary month-to-month as they are based on tenant usage and going rates. COVID CANCELLATION POLICY: Should there be a COVID-related shutdown of local ski resorts and major ski areas*, e.g., Loon Mountain Cannon Mountain, and/or any COVID related town or county ordinance that prevents the use of our property by the tenant(s), landlord will issue a 50% refund for any unused room nights after tenant(s) have vacated the premises. *excludes Kanc Recreation Area
