The space The fusion of contemporary design around the original lime kiln allows for a light open feeling with tremendous views of Dartmoor. This has all been achieved without losing the cosy feel of the living area, where a log burner has been built into the magnificent 20 ft high original limestone kiln. There's loads of room for the whole group to socialise or just watch TV. The Dining table can seat up to 10 people. We provide four additional folding chairs and can also provide an extending table which increases the total place settings to 14 people or more. Kiln orchard is arranged over three floors. A vast open plan living/dining/kitchen area has been created giving a sense of space and freedom to move around. Adjoining the well equipped kitchen is a utility room, shower room and drying room. There's plenty of cutlery, crockery, drinking glasses, for larger parties. Le Creuset pans, Wusthof knives, A full cutlery set for 12+ places for special meals. Easy to operate Siemens appliances and plenty of fridge and freezer space. Along with unlimited ice on tap. Also on the ground floor is a spacious study and a cinema/games room/second family room. Perfect for ‘film night,’ a game of pool, even playing piano and drums if you can! If technology is your thing Kiln Orchard is equipped with Sonos speakers throughout. An 85 inch 8k Samsung TV with cinema quality Sonos surround sound. A 65 inch Samsung Frame TV in the kiln area also with Sonos sound. There are further Sonos speakers throughout the property along with TVs in bedrooms. Also on the lower ground floor is a practical boot room/entrance hall and a fully equipped gym with Technogym equipment including high-end treadmill, exercise bike and rowing machine. Huge sliding doors stretch across the length of the main living space leading onto the south-facing sun terrace. Allowing for all day sunshine and fabulous sunsets over Dartmoor. A fabulous space for outdoor gatherings on the extensive outdoor garden furniture. For those staying during cooler months, there is underfloor heating throughout the property, and of course the cosy ‘Kiln’ encased log burner. We have an 7 person hot tub for use all year round. The property benefits from a fully equipped utility room with washing machine, tumble dryer, walk-in drying cupboard and dedicated American style drinks fridge. The entire house is supplied with a triple-filtered water system for drinking, showering and bathing. Bedrooms Access to the second floor is via the contemporary floating staircase. This floor hosts five large double bedrooms with the master boasting a superking bed and two single beds (added since photo), walk-in wardrobe and luxury ensuite. Four further bedrooms provide fitted wardrobes and kingsize beds. There is a further ensuite shower room and a substantial family bathroom with a large bathtub. There are two full size double sofabeds in the cinema room. The room also has electric blackout blinds. This room can easily accommodate four extra guests. There is a WC very close and a second WC and shower on the same floor. Guest access Kiln Orchard is set in a private plot offering a level driveway with space for at least twelve cars.
