Comfortable single room with small double bed

Comfortable single room with good quality pocket sprung small double bed, table and chair in freshly renovated flat 30 metres from Holyrood Park. I spent 6 months and £50,000 stripping this flat back to bare walls and floors and completely renovating it. This included complete redecoration, a new bathroom, new shower room, and refreshed kitchen and WC. Decent wifi (108Mb), Samsung smart TV, USB-A and USB-C charging point and a short walk from the city centre through historic Holyrood Park. The space This private room has an £800 small double bed (4' / 120cm wide) pocket sprung small double bed with feather & down duvet, one firm and one medium feather & down pillow for a great night's sleep (anti-allergy hollow fibre duvet and pillows available by request). The room also has a table, chair and smart TV. Each room is independently heated to ensure comfort. The bedrooms are automatically kept at 19° in the morning and evening, 18° during the day and 17° overnight. Fresh bedding and a towel is included. There are sockets and a USB A and C charging point beside the bed. The flat has 108Mb fibre broadband accessed through strong MESH wifi. Guest access This room, the other single and the double room (maximum 4 guests but usually 2 or 3) share the main bathroom, extra shower room and WC. The shower in the main bathroom is quite special with its powerful rainfall shower. The 4 rooms (maximum 6 guests but usually 3 or 4) share the kitchen. The kitchen was pretty good when I bought the flat so only needed freshening up and I fitted mostly Bosch appliances including fan oven, induction hob, washing machine, dishwasher and microwave. Early check-in / late check-out is available by arrangement for a fee subject to adjacent bookings and availability of cleaning on that day. Standard check-in is from 3pm and check-out is at 11am. During your stay I live 10 minutes walk away and work from home quite a lot so if you have a problem please get in touch, I'll try to resolve it. Other things to note 13 Waverley Park, EH8 8ER is just 30 metres away from the beautiful Holyrood. Walking through Holyrood Park is my favourite way to get to The Royal Mile and historic Old Town.
