A really nice space from which to enjoy Edinburgh. This is a new room in a recently renovated flat that I remodelled, decorated and added an ensuite bathroom to. Decent wifi (108Mb), Samsung smart TV, USB-A and USB-C charging points and a short walk from the city centre through historic Holyrood Park. There's a Harris Tweed upholstered Tetrad armchair and table and chairs on the mezzanine looking out of the large windows onto the world. This 125 year old converted shop just 30m from Holyrood Park is a nice space from which to enjoy Edinburgh . I spent 6 months stripping this flat back to bare walls and floors and completely renovating it to a high standard. This included remodelling, complete redecoration, new bathrooms, refreshed kitchen, etc. This listing is for the biggest and nicest room in the flat. It's now even better because I took part of the next room to make an ensuite private bathroom. A lot of the housing in Edinburgh pre-dates indoor plumbing so many bathrooms are converted coal rooms (literally where the week's supply of coal for the fireplace was stored). Consequently ensuite bathrooms are quite rare in Edinburgh unless you stay in a new building. I'm really pleased with how this bathroom came out, especially the shower which is exceptional. The room / flat also boasts decent wifi (108Mb), Samsung smart TV, USB-A and USB-C charging points and a short walk from the city centre through historic Holyrood Park. The room is automatically kept at a comfortable 19° (at ankle height so really 20°) in the morning and evening, 18° (really 19°) during the day and 17° (really 18°) overnight. Guest access This room has a private bathroom with a powerful rainfall shower. There is also a shared WC on the same floor if required. The four rooms (usually 3, sometimes 4 guests) in the flat share the kitchen. The kitchen was pretty good when I bought the flat so only needed freshening up and I fitted mostly Bosch appliances including fan oven, induction hob, washing machine, dishwasher and microwave. Early check-in / late check-out is available by arrangement for a fee subject to adjacent bookings and availability of cleaning on that day. Standard check-in is from 3pm and check-out is at 11am. Other things to note 13 Waverley Park, EH8 8ER is just 30 metres away from the beautiful Holyrood. Walking through Holyrood Park is my favourite way to get to The Royal Mile and historic Old Town.
