AA 5 star-rated barn conversion on the edge of Bath in a delightful woodland setting. Ideal for a couple or young family. The space THE SPACE The Coach House has a fully-fitted open-plan modern kitchen perfectly equipped for long or short stays and a very large reception room with sofas, comfortable chairs, TV/DVD and sound system. Our own optic fibre (FTTP) which ensures exceptionally fast broadband speeds serving the premises. The spacious loft-style double bedroom spans the entire first floor with a super king bed (which can also be set up as twins) and a charming balcony with views over the landscaped gardens. There is also a sitting area upstairs with a double sofa bed and writing table, plus plenty of room for a portable bed or cot if required. The shower room/toilet is on the ground floor. There is a further single bed downstairs in the reception room. All linen and towels are is 100% cotton and there are extra towels for the hot tub/pool. We provide pure cotton baby linen, if required, a high chair and baby bath. Fresh flowers, milk and biscuits or cake for your arrival. Our chef would be delighted to prepare a traditional English breakfast - please enquire and we send you his menu. We request advance orders. Delightfully warm and snug in the winter, there is portable air-conditioning for summer months. A vine-clad BBQ pergola/terrace is a delightful spot for a BBQ in the summer and there is an apple orchard with free range chickens. DOGS Dogs are welcome and there are wonderful walks in the area, but they must always be kept on a lead in the grounds because we have rare breed chickens roaming free. We ask guests not to allow dogs in the bedroom upstairs. A stair gate is provided, as well as a dog bed, water bowl, treats, a towel and blanket. HOT TUB/POOL The hot tub is usually available on weekdays for the exclusive use of the Coach House guests, but it is not always available at weekends. Please make sure to enquire for your intended stay, before making a reservation, if you would like to use the hot tub. There is an extra heating charge for the hot tub as not all guests require it. In the summer (May - October) we can usually offer guests the swimming pool (please ask before booking, at weekends it may only be available for half days). There is no extra charge for use of the swimming pool as it is consistently heated throughout the summer. Separate towels are provided. Hot tub: £35 per day with a 2-day minimum payable in advance. Chef's breakfast: menu upon request. EV: 60p per Khw. Guest access Guests are welcome to enjoy this historic estate, which was once the site of a monastery and is now a 'Scheduled Ancient Monument'. There is a BBQ, orchard and vine-clad terrace, within the gardens, reserved for the Coach House guests. The hot tub is available by request at an extra charge. Please do make sure that you enquire first before booking if this is an integral part of your visit. During the summer months, there is usually alternative (or additional) use of a swimming pool if the hot tub is not available - please enquire. Other things to note CARS AND PARKING: There is parking for 1 car by an EV charging point adjacent to Friary Coach House and space for further cars in our designated car park. EXTRA GUESTS: The price quoted is based on 2 people sharing (super-king double or standard twin beds, as preferred). We can accommodate further guests in a single bed (in the living room) and on a portable bed. There is also a double sofa bed in the main bedroom and a cot. INFANTS: We have a cot, high chair, baby bath and cotton baby linen. Infants are welcome free of charge, but if you would like to use our cot, baby linen, baby bath and towels there is an extra fee of £25. MOBILITY ISSUES: There is a power shower-room on the ground floor, with heated towel rail and an internal bar for disabled visitors. The ground floor single bed is suitable for some disabled or older guests and we have an access ramp for the front door steps. DOGGIE FRIENDS: Dogs are not allowed upstairs in the bedroom and we provide a stair gate to limit their access. Please ensure that your dog does not go into the upper bedroom at any time. AREA LAWS: Please note that we are in a designated 'Area of Outstanding Natural Beauty', so amplified music cannot be played outside, we ask guests to keep outside socialising outdoors to a gentle level and artificial outside lighting at night is not allowed. HOT TUB: Please be sure to let us know if you wish to use the hot tub so we can check if it is available for your exclusive use (or offer you the pool). Due to our special location, there are restrictions on the times of use (7am - 7pm). The swimming pool is a designated 'Quiet Area'.
