Nestled in one of the last rows of homes on the Withlacoochee River, just before the river becomes completely isolated from all civilization and opens up into the Gulf of Mexico. The space Newly remodeled and ready to accommodate friends and family for your nature filled staycation. -Master Bedroom - king bed, full private bathroom, 42” Roku TV Smart TV -Guest Room 1 - queen bed, 32” TV (w/ Roku) -Guest Room 2 with two XL twin beds, 32” Roku Smart TV (can be pushed together to create king bed) -Full guest bathroom -Living area with large sectional couch, 65” TV (Roku) -Dining table setup to seat 6 with extendable leaf underneath if needed -Fully equipped kitchen with all dish ware, utensils and cooking equipment you will need to whip up meals for the entire house! Bring your boat! Fixed wooden dock behind home and floating dock accessible by step ladder. Dock space can accommodate up to a 30’ boat. Deep canal leading out to the river, minutes away from all the places to be. Enjoy a short boat ride over to the Scallop Grounds, go trolling in the shipping channel or just enjoy a leisurely cruise along the beautiful Withlacoochee River soaking in the all of the local nature and wildlife. The home has 2 canoes and one tandem kayak. Feel free bring your bicycles or golf cart to go explore everything Historic Yankeetown has to offer! House is within minutes of a few public boat ramps. The closest ramp is at the Yankeetown Marina two blocks up the road (call ahead for launch fees), you can also launch at the end of CR40 at Bird Creek Boat launch (free). B’s Marina and Campground is another launching option for a small fee. Guest access Guest have complete access to the property with the exception of the locked shed in the back yard and the living room utility closet storing rental cleaning supplies. Use dock at your own risk, there is about a 5-6ft tide swing so please keep that in mind when tying off or loading/unloading at low tide. Vacant lot next door is not part of the property. Please do not park or let pets wander onto that property. Vehicle parking -NO MORE than 4 vehicles on property, boat trailers count as a vehicle. (2 vehicles and 2 trailers ok. 3 vehicles 1 trailer ok. 4 vehicles no trailers ok.) Parking on front lawn directly next to driveway permitted as last resort if garage and driveway are full. Additional vehicle/trailer parking can be arranged with the Yankeetown Marina a couple blocks away. Other things to note Please note: There are 4 security cameras on the property. Camera 1 overlooks the dock Camera 2 overlooks the back patio door and back yard Camera 3 overlooks the front and garage doors Camera 4 overlooks driveway and street in front of house All guests are advised to strictly observe no wake and Manatee zones. The Withlacoochee River is a quiet and naturally beautiful river with a lot of wildlife. But it is patrolled regularly by the Coast Guard and Florida Fish and Wildlife Commission. In addition, as there are manatees, alligators, and other wildlife in the river, swimming off the dock is strongly discouraged and all guests are advised that swimming or other recreational activities in the river are at the guests’ sole risk and liability and all guests by booking the property expressly waive and release any claims against host arising out of or related to swimming or other recreational use of the River.
