The space The Birdhouse offers that rare combination of the comforts of home + the amenities of a resort + the luxury of concierge-style care from your local host, all in the heart of Dallas, walking distance from incredible restaurants and shopping. Roughly 30% of our guests are returning guests - folks love it here! We’ll reach out to learn a little more about you and your co-travelers so that the property will be customized just for your stay. Parents - we got you. The Birdhouse is stocked with all sorts of goodies that make vacationing with your entire fam stress-free and enjoyable. For the kids: Dual City Stroller, Mini Crib, Pack n' Play with sheets, dinnerware, drinkware, water bottles, adjustable high chair, and plenty of books, puzzles, toys, and games in a Narnia-style hutch! For the doggos: Cozy dog beds and blankets, food and water bowls, and poo bags! Where You'll Sleep: - Primary Bedroom - King Bed, Adjacent to Dual Vanity Bathroom with Bidet, Walk-In Shower, and Smart TV - Upstairs Middle Bedroom - Queen Bed - Lovely Natural Light - Upstairs Top Bedroom - Two Twin Beds + Desk and Glider - Ample Room for Pack and Play or Mini Crib - incredible children’s book collection! - The Office - Legit Comfortable Queen Sofa Bed from Article + Built in Desk with HDMI Screen - Attached bathroom and direct access to the driveway if certain guests need to come or go at early/late hours For Larger Groups (up to 8 guests over the age of 2, under 2 not included!): - Dual living rooms on opposite sides of the house for loud v. quiet / adult v. kiddo spaces. Back living room great for TV time and piano playing; front living room great for puzzles, reading, napping, or people watching ;) - Dining room table has extensions and seating for up to 8 adults + an original Dilbeck breakfast nook Stairs: Please note, this is a split level home and all rooms (including bathrooms) are up or down several stairs. Your host lives down the street and is happy to source whatever you need to make a great stay even more fabulous - ask about stocking the fridge before your arrival, in-home massage, in-home mani/pedis, in-home chef, restaurant reservations, and recommendations for nearly any type of traveler. You're in the heart of Dallas, surrounded by restaurants and shops, but if you prefer Dallas come to you, we got you! Cleaning Details. We take cleaning very seriously - every dollar of our cleaning fee goes to our cleaning team and in turn, we train and oversee every turn on a "Monica from Friends" level of detail. ;) If for any reason there is anything that needs attention upon your arrival or during your stay, always feel welcome to reach out - we live just down the street and can attend to any needs on an expedited basis. House Rules and Security. The high-end nature of the Birdhouse is based on mutual respect and trust, on the expectation that our guests will review and honor the House Rules during their stay. Please review them in advance of booking to ensure the property is a good fit for you and your guests and that everyone will have a delightful stay. In an abundance of caution, please note that there are security cameras at all parking and entrance areas, as well as in the side yards, recording at all times for liability and safety reasons. Additional Fees. Please note that much is included in the nightly rental rate, including accommodations for 4 adults (additional guest fees apply for overnight guests 5-8 to take care of our linens and our cleaning team, and to keep the Birdhouse fresh from general wear and tear that vacations bring!). If you plan to host friends or family during the day while staying with us, please contact us for approval and to coordinate adding them to the reservation at a lesser daily rate than overnight guests (max total of 8 guests over the age of 2). IF YOU HAVE MORE GUESTS AT ANY TIME WHICH EXCEEDS THE NUMBER REFLECTED ON THE RESERVATION WITHOUT PRIOR HOST APPROVAL AND PAYMENT OF APPLICABLE FEES, WE RESERVE THE RIGHT TO IMMEDIATELY CANCEL YOUR RESERVATION WITHOUT REFUND AND/OR CHARGE AN UNAUTHORITZED GUEST FEE OF $100/PER PERSON. YOU ARE RENTING A HOME, NOT A PARTY / EVENT VENUE. THE HOME IS PRICED ACCORDINGLY. Please note that we do not rent to last minute bookings for new accounts / accounts without prior reviews. It is shockingly spendy to operate a short term rental at a consistently high quality. 15.5 % goes to Airbnb. 15% goes to City and State hotel taxes. Insurance is nearly double. Dallas property taxes have risen at the 3rd highest rate in the country since 2020. Things wear out and break, faster than you can imagine. We recognize we are not in everybody’s budget, but as an independently owned and operated small business, we are not in a position to offer further discounts. Guest access Guests will have access to the entire home and backyard, other than the outdoor shed and closets marked “private” for owner use. There are 2 spots available in the driveway and a third for street parking. Do not block the neighbor's driveways or the sidewalks! Other things to note Backyard Animals. Please note that the large backyard / seasonal pollinator garden will bring small wildlife to the yard, primarily racoons and opossum at night and squirrels by day. Please be mindful of pets and little ones outside. Longer Term Stays. If you're interested in a longer booking, please reach out! We're happy to consider them on a case by case basis. Photo/Video Shoots. We do not allow the home to be used for photo/film/commercials. Security. As noted in the security portion of the listing, we have security cameras at the entrance and back and side yard areas, recording at all times for liability and safety reasons, as well as door/window opening sensors. Security equipment is exclusively for the owner's use. Tampering with or obstructing any security equipment may result in immediate termination of the reservation, at the option of the host, without refund and a fee, as detailed in the house rules. Fraud. Due to prior fraud, we will cancel bookings if the guest first and last name are not shown in full, if your phone number does not match your identity, if you do not have a profile photo of your face (no icons, butterflys, etc.), or if you have a high ratio of stays without reviews (often, if hosts have nothing good to say, they will say nothing at all).
