A beautiful two bedroom Victorian coach house

A picturesque, newly converted Coach House in the small village of Badlesmere, high on the North Kent Downs. Set amongst rolling hills and wooded valleys, this striking conversion offers delightful accommodation, a south facing patio and use of a tennis court. Close to the market town of Faversham and the historic city of Canterbury, as well as Leeds Castle and fashionable Whitstable, it is an idyllic holiday spot or stopover on route to the continent, perfect for families or a romantic break. The space The Coach House is situated down a dead end track in a conservation area and an Area of Outstanding Natural beauty (AONB). It is framed by trees and abuts the village common and there are numerous footpaths on the doorstep. It is the perfect place to unwind and relax for walkers, runners, cyclists or those just wanting to explore. Wildlife abounds and there are owls, birds of prey and bats and in the Spring the local woods are a sea of bluebells, wild garlic and orchids. The Coach House will be yours exclusively throughout your stay. The C19th building has been converted sympathetically and with style and retains some of the original features and quirks of the original stable building. The Old Rectory (the owner’s house) is nearby and the Coach House sits within its garden but has its own private patio. The village pub is a short walk (or stumble) away. Under the boughs of a beautiful pear tree, the front stable door opens into a stone floored hallway with a utility cupboard housing a washing machine and hoover. To the left and through a Crittal style sliding barn door is the light and spacious kitchen/diner with French doors opening out onto the secluded south facing terrace with seating area. In the kitchen there is a Nespresso machine, oven, induction hob, fridge freezer, dishwasher, toaster and electric kettle. Kitchen cupboards are stocked with tea, coffee, sugar, oil, vinegar and salt and pepper. A welcome basket of eggs, bread, butter, milk, preserves and juice awaits. To the right of the hallway is a smart downstairs cloakroom with a trough sink. The hallway then opens up into a comfy beamed, open plan living room with a sofa, chairs, coffee table, a smart TV and a logburner to snuggle up in front of on cooler evenings. There are games in the TV console and an information booklet on the local area. Underfloor heating throughout the downstairs will keep you warm at all times. Upstairs there is a small landing with a hanging cupboard and two light and airy bedrooms with luxurious cotton bedding. One has a kingsize bed, as well as a single sofa bed, most suited to children, which can be made up if requested in advance, and the other has a double bed. Both rooms have drawer and cupboard space. Set under the eaves upstairs is a bright bathroom with a walk-in shower and a double-ended bath for those romantic weekends away. There is full fibre fast broadband and an ethernet port. The property is No Smoking. Pleases respect this. Please enjoy the Coach House and all it has to offer and we kindly ask that you leave it as you found it. There will be an additional charge for any damages. Guest access The Coach House is within easy reach of London. Ashford International station (37 mins to St Pancras) is a short taxi/bus ride away (taxi 15 mins and No 666 bus stops in village) and Faversham station (just over an hour to St Pancras or Victoria) is even closer. For those arriving by car the M2 and M20 are convenient. The channel tunnel and the port of Dover are around 35 mins away. There is private secure parking for for one car on site (and possibly 2 if arranged in advance) and an electric vehicle charger is available for a small fee. Bicycles may be housed in the owner's barn by prior arrangement. The nearest town is Faversham, with its independent shops, creekside restaurants, open air public pool, renowned Hop festival and award winning farm shop/deli Macknade's. The Coach House looks out over the owner’s vegetable and herb garden and guests may use any fresh herbs that they might need to liven up their meals. They may also use the owners newly resurfaced, secluded and sheltered tennis court (shared use). Whilst the owner appreciates guests need for privacy and isolation, please understand that the wider gardens are used by her family and pets. In addition, on occasions there will be a gardener present on the grounds. Other things to note Luxury linen and towels provided. Please inform the host in advance if you need the sofa bed or travel cot made up. A basket of logs will be included for your stay during the colder months for use in the woodturner. Additional baskets will cost £8 Pets At the moment we are unable to accept pets. Out and About There are many pretty villages to explore nearby such as Pluckley, reputedly the most haunted village in England, Chilham, whose picturesque square has appeared in many movies and TV shows, Wye, where a trip to the Devil's Kneading Trough with its views all the way to East Sussex, and iconic Whistable, with its seaside ambience and famous oysters. There are numerous vineyards to visit such as Chartham Vineyard, Chapel Down Winery and the Tattinger Vineyard. If guests wish to treat themselves they can head to one of several Michelin starred restaurants in the area: the Sportsman in Seasalter: The Fordwich Arms in Fordwich: the Bridge Arms in Bridge; or the Hide & Fox in Saltwood (please book all of these well in advance to avoid disappointment). As for castles, guests are spoilt for choice: Leeds, dubbed “the most beautiful castle in the country”, Dover with its secret war time tunnels, Deal, Walmer and the picture perfect ruins of Bodiam.
