4 Bed house. In a fantastic location with a 5-minute drive to Blenheim Palace and a 10-minute drive Oxford City Centre. The perfect place to stay for easy access into the City! The space About the House - Main living space: A spacious dining & living room, with a separate kitchen which is perfect for a family stay, couples weekend break, and as a place to stay to access the city centre. You will have your own access to the property so can come and go as you please. I have provided games & books as well as having a TV with Freeview and a built-in DVD player - I also have started a DVD collection but please feel free to bring your own! Free Wi-Fi is available for the property as well!! Snug: Tucked away in a corner of the dining area is a snug with a comfy armchair, bookcase and table, the perfect reading nook Bedrooms: 3 bedrooms - 1 with a double bed & 2 bedrooms with a single bed in each Study: In the second single room is a office desk and chair Bathrooms: 3 Bathrooms - 1 downstairs W/C. 1 main bathroom with both a shower & bath. As well as 1 ensuite with a shower which joins onto the main bedroom. Kitchen: Self-Catering. Everything you will need to make a great meal for 4! However, if you don't fancy cooking, then we are very lucky to have some amazing pubs, restaurants, and deliveries available in close proximity. Newly fitted washing machine available free of use for guests, please do note that washing power & softener is not provided. We do not supply teas, coffees, kitchen rolls, toilet rolls, or any basic cooking ingredients, and therefore you will need to bring your own. Any of the above items might be left in the property by previous guests for future guests' use, we allow this to help cut our waste and become more environmentally friendly. We will always do our best to check all items are within the best-before date and that any fresh produce items are removed prior to your visit. Garden: We have a lovely spacious enclosed back garden, which is the perfect space to let the kids or dogs run around as it's all fenced in. Pets: I love to host guests with pets, so I do provide some items to make the stay enjoyable for you and your furry friend. We do require a fee of £9 per pet per night this can be sent via bank transfer or via Airbnb reservations page once a reservation has been made. I have made a welcome pack which is located within the house which contains a guide for local attractions (both free & paid) as well as useful information you may need during your stay. Please note if you are booking a long-term stay, additional cleaning, linen, or towels throughout your stay are not included. We will use our best efforts to ensure that all equipment within the house is in good working order, although we are unable to guarantee that any equipment will not break down during your stay, and therefore such a breakdown does not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustments made for any such mechanical failure. In the event of a breakdown, I will use my best efforts to remedy the situation as soon as possible after notification of the breakdown. There will be no refunds or rebates given for inoperable appliances or faulty equipment, unfavourable weather, interruption of utilities, or minor maintenance problems. No rebates will be given for malfunctions of cable equipment or reception that affect the TV or Internet access. Guest access The property is a self contained house and has access to the back garden. Other things to note NO PARTIES, EVENTS, OR GATHERINGS, NO EXCEPTIONS.
