Guests may also encounter seasonal insects and other woodland creatures, which are part of the natural beauty and charm of the area. Because the Hamptons has a large deer population, deer ticks can be present, particularly during the warmer months. We recommend taking the same precautions you would during any outdoor stay in a wooded environment, including using insect repellent when appropriate and performing routine tick checks after spending time outdoors. Whether you’re looking for a summer beach escape, a peaceful autumn retreat, a holiday gathering spot, or a cozy winter getaway, this home provides the perfect setting for an unforgettable Hamptons experience. Guest access Guests will have access to the entire home and property during their stay, including all indoor living spaces, the pool, hot tub, tennis court, outdoor decks, and parking areas. The home sits on 1.5 private wooded acres, providing a peaceful and secluded setting for guests to enjoy. One of the things we love most about the property is its natural setting. Surrounded by woods and local wildlife, guests may see deer, rabbits, squirrels, foxes, birds, and other native animals during their stay. As is common throughout the Hamptons, the area’s large deer population means that deer ticks can be present, particularly during the warmer months. We encourage guests to enjoy the outdoors while taking simple precautions such as using insect repellent when appropriate and checking for ticks after spending time in wooded or grassy areas. We ask that guests treat the home and grounds with the same care and respect they would their own. This house is our family home, and we take great pride in sharing it with guests who will create wonderful memories here while respecting the property and its surroundings. We are always available to answer questions and help ensure you have a comfortable and enjoyable stay. Other things to note Thank you for considering our home for your stay. We want every guest to have a wonderful experience, and clear communication helps ensure that both you and future guests can enjoy the property to its fullest. Please keep the following in mind: 1. Accurate Guest Count The number of guests staying overnight at the property must match the number included in your reservation. Please let us know in advance if your plans change. 2. No Parties or Events This is a private family home and is not available for parties, events, receptions, hosted dinners, cocktail parties, or large gatherings. 3. No Smoking or Drug Use Smoking, vaping, and the use of illegal drugs are strictly prohibited anywhere on the property, both indoors and outdoors. 4. Communication is Appreciated If you have any questions, special requests, or concerns before or during your stay, please don’t hesitate to reach out. We are happy to help whenever possible. 5. Please Treat the Home with Care We kindly ask that guests respect the home, furnishings, and property as they would their own. A little care goes a long way in helping us maintain the home for everyone to enjoy. 6. Be Mindful of Noise Out of respect for our neighbors and the peaceful nature of the area, please keep noise levels reasonable, especially during evening hours. Large portable speakers, amplifiers, and other high-volume sound equipment are not permitted. 7. Nature & Wildlife The property is located in a wooded area of the Hamptons and offers a true nature experience. Guests may encounter local wildlife, including deer, foxes, raccoons, chipmunks, rabbits, wild turkeys, birds of prey, and the occasional harmless garden snake. Seasonal insects such as bees, stink bugs, mosquitoes, and ticks are also common. Due to the area’s large deer population, deer ticks can be present, particularly during the warmer months. We encourage guests to use insect repellent when appropriate and to perform routine tick checks after spending time outdoors or in wooded areas. We appreciate your cooperation and look forward to hosting guests who will enjoy and care for our home as much as we do.
