Welcome to a 17th-century house, ideal for families, cyclists, couples or friends. You can enjoy the 800-square-meter garden, swimming pool, gazebos, multi-functional pitch and relaxation areas! Here, the rustic furnishings of peasant life meet ethnic details from around the world. Perfect for exploring Emilia, as a stop on the way to Tuscany, or to regenerate yourself without stress! The space You will enter a rustic farmhouse of the 1600s, where each piece of furniture has something to tell, and maybe it will make you feel on another continent...or era. The apartment can comfortably accommodate up to 6 people: whether you are a family or a group of friends, here you will find the right space to stay together, relax and enjoy nature. Inside, you'll find spacious, cozy spaces with a strong character. The two bedrooms are not the usual all-equals: you can still see the original ancient load-bearing wall and here and there we left some "lived" details, pairing it with warm colors, rustic touches and the necessary comforts. One of the two bedrooms is furnished with a double bed and a bunk bed: a practical solution for those traveling with a companion. The other room has a double bed, for those who love to sleep comfortably and wake up in peace. The bathroom is simple but functional, with a shower ready to bring you back to life after a tiring day of sun and sweet idleness. The kitchen is well-equipped, ideal for preparing breakfasts, lunches, and dinners with friends. The living area is spacious and inviting: colorful sofas, authentic rustic furniture, a touch of 1960s industrial design, and ethnic objects collected from around the world. A set a little out of the box, but that knows how to welcome you with sincerity and character. • What will you find outside at your disposal? - In-ground pool to cool off on summer days (open from 9:30 a.m. to 7:30 p.m., because relaxation is serious business!). The swimming pool is generally available for guests’ use from June 1st to August 31st. Outside of this period, please let us know if the pool is open! We are happy to confirm. - 800 square meters of private garden with gazebo for convivial moments and total relaxation. - Sports field for fun with friends and family, challenging them to soccer, volleyball, or pickleball. - Large porch for outdoor lunches and dinners with views of the surrounding woods. - A relaxation area with hammocks in our orchard, in the shade of our trees (ideal for your afternoon nap or read a good book) ☝️ The swimming pool is only available during the specified period; in spring and autumn, the garden and all other outdoor spaces remain available. READ CAREFULLY: The outdoor spaces (garden, swimming pool, sports field, and relaxation area) are available for guests staying at the property and, if the other apartment is occupied, may be shared with one other group of guests. • We are a bike-friendly facility! A guarded garage is available for guests to leave bicycles safe, with a space dedicated to washing and routine maintenance. Our property is located in the historic village of 600 called "La Valle", and is ideal for trekking, cycling, cultural hikes or to get away from the chaos of the city. Additionally, it is particularly well suited for hosting small groups for retreats and meditation activities, with the option of using the outdoor and adjacent spaces for both outdoor and indoor group activities. PLEASE NOTE: 1. No air conditioning here, but trust, you can sleep well in the evening here! 2. No dishwasher, Wi-Fi, TV or oven: perfect for a healthy digital detox and to rediscover the pleasure of conversation...or silence! 3. Your furry friends are welcome (they are also entitled to a break!) 4. Free parking for cars and motorcycles on the property. 5. Bed sheets, towels, and kitchen base kit already included! In short, no luxury, but everything you need to really disconnect. Here you come to slow down, breathe, and maybe even a little to find yourself. We are waiting for you in Borgo La Valle. Guest access The garden and other outdoor areas are located just a few meters from the house, but they do not directly overlook the apartment. Other things to note The apartment does not have a traditional heating system. However, for the comfort of guests, there are a few electric heaters and a wood-burning stove. P.S. We love tranquility and mutual respect: no parties or external guests, please! And then, alas, we have neighbors: it's better to avoid shouting and shouting in the garden, especially in the evening, so we all sleep peacefully.
