Located in Forth between Lanark and Livingston, with double bedroom, living room with double sofa bed, kitchenette & exclusive use shower room providing a comfortable base with scenic views of the countryside. Centrally situated between Edinburgh and Glasgow and close to the Scottish Borders or you can enjoy shopping at Livingston’s famous designer outlet McArthur Glen. The space Situated on the lower ground floor, the property comprises a sitting room with double sofa bed, double bedroom, shower room, and kitchenette, which forms part of a 4 bedroom family home with grown up children. You have your own private entrance to the property, accessed by a number of steps at either side of the house, with ample parking available on the drive. There is an adjoining stair case but guests are given privacy, in the form of a locked door between floors, during their stay. The living room has double patio doors and provides a cosy area for watching television or space for eating or working at the table. The comfortable sofa coverts into a double sofa bed offering accommodation for 2 pre-booked guests at a small additional fee to cover extra breakfast and second changeover. The kitchenette is suitable for snack preparation with a kettle, toaster and microwave, fridge freezer and a washing machine. Please note there is no hob or oven- please see our rules regarding bringing cooking equipment. The bedroom also has double patio doors leading onto a large garden with a variety of seating areas including a pergola. Other facilities provided include: double bed, 10.5 tog duvet, choice of firm and soft pillows, bedding, towels, shower cubicle, hand soap, shampoo, conditioner, shower gel, double sofa bed, table & chairs, large smart TV, Sky TV, counter space, fridge, toaster, kettle and microwave, plates, cups, bowls, cutlery as well as picnic ware, cool bag and cool packs. We provide complimentary tea, coffee, hot chocolate & locally produced Borders biscuits. We offer a continental style breakfast consisting of cereal, pastries, yoghurt and fruit for your first morning only, for your convenience, to allow you to make your own arrangements thereafter with local shops available nearby. There is a washing line outside to dry clothes and a clothes airer for indoor use. Guest access Private access to your part of the house is via a number of outside steps so please note this may not be suitable if you have mobility issues. Parking is available on large drive to front of house. Other things to note A max of 3 pets are welcome to stay by prior arrangement and can take advantage of our large garden, a park very close to the house and walks in the surrounding forests and countryside.
