Cheerful light single room with view of tree tops

The Garden Room. A quiet, cosy, airy, single bedded, private room in a detached house overlooking the back garden. Exclusive use of bathroom with shower over bath. Off road parking & high speed wifi. Well placed for events at Kenilworth and Warwick castles. For business, excellent train links to NEC (20 minutes), central Birmingham (30 mins). 10 mins by car to Warwick University; easy access to Leamington Spa, Warwick & NAEC. All facilities walkable within the area. The space The Garden room is a single bedded, private room, upstairs, overlooking the back garden. In summer the lovely western light floods the upstairs rooms in the evenings. Guests have sole use of the family bathroom as I have my own en suite. My house is detached, on a road with a variety of different styles of detached properties. The road has some great views because we are on a hill. My drive and garden are on the flat. As soon as you turn out of the drive (either way) you will be going uphill - manageable for everyone. Should you need a bus, the stop is at the top of my road (about 6 houses up). Guest access You'll have access to the hall, stairs and landing to get to your room and your bathroom. Also use of the dining area downstairs plus eating areas in the back garden (in good weather). You are welcome to put some things in the fridge. During your stay I will meet you on check in and be around during your stay. I am very happy to offer whatever information or help you may need, and to have a few good conversations, if you want to. I enjoy meeting a variety of guests, from different backgrounds and experiences. Other things to note I ask that you take outside shoes off in the house. I also request that you remove any dirty, muddy, external outer clothing before coming in. (That mainly applies to high vis work trousers and jackets used on site). No smoking or vaping please.
