Other things to note Pet Policy and Community Rules We love hosting well-behaved pets, but please note our strict HOA community regulations: Pets must remain leashed at all times when outside the villa in shared common areas. Pet waste must be picked up immediately and disposed of properly. Pets and animals are strictly prohibited inside the gated pool enclosure. Please note: The HOA strictly enforces these rules; any fines incurred due to non-compliance will be charged directly to the guest. Pets are also strictly prohibited from beds and indoor furniture. Island Utilities & Peace of Mind Puerto Rico's regional utility grid experiences unexpected power and water outages. To maximize your comfort, Casa Arrecife 28 is equipped with private backup systems: Power: A backup generator supplied with a full tank of fuel upon your arrival. Water: A 150-gallon reserve cistern to maintain pressure and water availability. Starlink Internet: High-speed, independent satellite connectivity. Policy Notice: While our private backup systems provide essential coverage during municipal utility failures, off-grid reserves are finite and dependent on local grid restoration. Utility disruptions (municipal power, municipal water, public internet, or fuel exhaustion during extended island-wide grid failures) are beyond the host's control. Consequently, no refunds, credits, or financial compensation will be issued for public utility outages. Signed Rental Agreement Required: To finalize your booking and receive all access codes, the primary guest must sign our digital Rental Agreement within 48 hours of booking (or prior to arrival for same-day reservations). You will also be asked to provide a matching government-issued photo ID. Security Deposit: A refundable security deposit of $300 is required prior to check-in. The deposit is held via credit card pre-authorization and released within 3–5 days after departure, provided there are no damages, missing items, unapproved late check-out, or HOA violation fines, pet leash/pool violations, or excessive noise. Reservation Validity: Access to the property will not be granted until the agreement is signed, the ID is verified, and the security deposit is successfully secured. Failure to complete these requirements will result in cancellation subject to the reservation cancellation policy. Policy notice: Although our backup systems provide essential coverage during municipal system outages, reserves are finite and depend on the restoration of the general grid. External outages (city power, public water, general internet, or fuel depletion during prolonged regional blackouts) are beyond our control. Therefore, no refunds, credits, or financial compensation will be given for outages in public utilities beyond our control. Security Deposit Policy and Rental Agreement Mandatory Rental Agreement: To confirm your reservation and receive the access instructions, the primary guest must sign our digital Rental Agreement within 48 hours of booking (or before check-in for same-day reservations). In addition, a valid government-issued photo ID matching the name on the reservation must be presented. Security Deposit: A refundable security deposit of $300 is required before check-in. This deposit will be processed as a temporary hold on your credit card and will be released within 3–5 days of your departure, provided there is no damage to the property, missing items, unauthorized late check-out, or fines issued by the HOA/management (such as violations of the pet policy in the pool/common areas or excessive noise). Access Condition: Codes and access to the villa will not be provided until the contract has been signed, the ID has been verified, and the deposit has been approved. Failure to comply with these requirements will result in cancellation of the stay under the terms of the cancellation policy agreed to.
