Description

Historic home with a large living room and fireplace, two double bedrooms, two full bathrooms, and a fully equipped kitchen: a real home where you can truly relax, with comfort, silence, and privacy that are rare on holiday. Ideal for couples, families, two couples, and small groups, in the nature of Monte Subasio. Free parking nearby, Spello 5 km, Assisi 15 km. Private panoramic green area (loungers, ping pong, table football) + BBQ. The space La Casa dell’Abate is a self-contained, “sky-to-ground” home (above the roof, only the sky), with direct access from the castle’s pedestrian lanes. It is the first house you reach once you pass through the main entrance of the village, beneath the distinctive pointed stone arch, next to the fountain and above the ancient washbasins where people once did their laundry. Dating back to 1548, it was the residence of the historic Abbot of Collepino. The house is spacious (about 90 sqm), with terracotta floors and exposed chestnut beams, and a ceiling that rises up to six metres. It has two large and comfortable double bedrooms, one with an en-suite bathroom. The second bedroom, more intimate and cosy, has two beds joined as a double (and they can be separated). The second bathroom, large and fully equipped, is just opposite, beyond a small anteroom that also works as a laundry and wardrobe area. A fifth or sixth guest can sleep on a comfortable one-and-a-half-size sofa bed near the entrance. For babies and small children (up to 15 kg), we can provide a travel cot with an anti-suffocation pillow and organic bamboo bedding. We also have a baby bath/changing unit, a high chair, and a few safety items (stair gates and socket covers) to welcome little ones with peace of mind. One of the apartment’s highlights is the large living room with very high ceilings and a beautiful pointed stone arch. At its centre, a comfortable sofa invites you to relax and enjoy a bit of “creative idleness” in front of the fireplace and the smart TV. The fireplace is a delight in the shoulder seasons and in winter, while in summer the house stays naturally cool thanks to its elevation and the village setting. In the living room you’ll also find an old wooden table that can seat up to 8–10 people and can easily become one or more work/study stations. The TV (43 inches, high-resolution) can also be used as a monitor via Wi-Fi. The kitchen is fully equipped (electric oven, induction hob, generously sized fridge), plus kettle, toaster, and other useful tools. There is also a washing machine and dryer, ironing board and iron, and mosquito nets on the windows. The house is quiet and peaceful: with the windows open you can hear the forest and the sound of water flowing in the fountains just below. It stays very cool in summer (often 4–6°C cooler than Spello and Foligno) and does not need air conditioning. At night, it’s pleasant to sleep under a light duvet. Collepino is a small village with just a few dozen houses and around 20 permanent residents, yet with services active all year round. In summer it comes alive with music, cultural, sports, and food-and-wine events. Guest access The house is independent and fully, exclusively available to guests. Collepino is entirely pedestrian, but there is free parking just a short walk away, and you can drive closer for convenient loading and unloading. Collepino is also meant to be enjoyed outdoors: its lanes and little squares are part of the experience. In the surrounding areas you’ll find small tables, benches, and stone ovens and barbecues that, when available, can be used by anyone who wishes. Both the bar and the restaurant have outdoor seating. If you like breakfast in the open air, you can use a small table placed next to the entrance of the house, along the main lane, just a few metres from the stone fountain by the village arch. In addition, guests have access to a private large green area (the “Aia dell’Abate”), immersed in the nature of Monte Subasio with an open view over the valley. It stays pleasantly cool even in summer and is perfect for relaxing, sunbathing, enjoying the panorama, playing table tennis and table football, or hosting a simple barbecue. If you wish, we can also help you turn it into something more special, such as a private-chef dinner, a cooking session (including pizza baked in a wood-fired oven), tastings, or other activities. Other things to note Collepino is a hidden gem at 600 metres above sea level, on the slopes of Monte Subasio, in the heart of the Regional Park. It’s a real, living village, not built for tourism, where a slower pace, strong relationships and long-kept traditions are still part of everyday life. All around you’ll find dozens of trails, viewpoints and landscapes that make this place truly unique. And at the same time, you’re just minutes from Spello, Assisi, Foligno, Bevagna, Montefalco, Trevi, Spoleto and Perugia. Free parking is just a short walk from the house. Spello is about 5 km away (around 7 minutes by car) and Assisi about 15 km (around 15 minutes). The SS75 is nearby, so you can move quickly throughout the Valle Umbra. Spello has a train station (Foligno’s is about 10 minutes away), and the Perugia–Assisi airport is also convenient. Travelling as a group? In addition to this home, we manage several houses within the same village of Collepino, so we can also organise stays for groups of up to 30–40 people (extended families, friends, teams, retreats), while keeping comfort and privacy. The house is also well suited for “smart” work and study. We don’t have fibre yet, but we do have stable WiMAX internet connections with speeds up to 30 Mbps download, more than enough for streaming and video calls. For outdoor lovers, trekking, trail running, mountain biking, or simply walking, Collepino is the perfect starting point (and return point) for countless routes in the Monte Subasio Park towards Spello, Assisi, Nocera Umbra and Valtopina, with breathtaking panoramas and 360-degree views. We are right at the centre of the beautiful Roman Aqueduct Loop. It’s also ideal for anyone who wants to discover the wonders of this land, blessed by Saint Francis, Saint Clare, Saint Benedict and many others: within minutes you can reach Assisi, Trevi, Bevagna, Montefalco, Perugia, Lake Trasimeno, Spoleto, Norcia, Cascia, Castelluccio and dozens of hilltop villages across Umbria. The proximity to the SS75 (about 8 km), Perugia/Assisi international airport (about 25 km), the Foligno railway hub (about 12 km) and connections to Perugia makes the area convenient even for those arriving without a car, or for easy day trips. Rome is about two hours away, Florence about two and a half, and the Adriatic coast in the Marche region about one hour. That said, we must admit it: many guests, once they discover the magic (and the cool summer air) of this little village, end up spending their days right here, enjoying the silence, the woods and the views. Pets: although we love animals, we have chosen not to allow pets in order to guarantee maximum cleanliness and hygiene for everyone and to avoid issues for guests with allergies. If you need help organising, we’ll be happy to recommend an excellent dog and cat boarding place just a few kilometres away. Smoking: smoking is not allowed inside the house. It is possible outdoors. Experiences: over time we have specialised in genuine, non-commercial experiences and we can help you organise trips with or without a guide, trail-running tours, horse riding, eBike rental and guided rides, babysitting, grocery delivery, a private chef, cooking classes, painting classes, and more. We have also launched a service we call Concierge4You for guests who enjoy more personalised support and don’t want to miss the very best these places can offer. Ask us for details if you’re interested. Events and seasons: all year round the 800th anniversary of the death of Saint Francis and the Franciscan Jubilee (Assisi), February–March the Ostension of Saint Francis’ remains and Nero Norcia (black truffle), May Subasio Crossing (Collepino, Monte Subasio), June Infiorata di Spello, Quintana di Foligno and Mercato delle Gaite di Bevagna, late June–July the Castelluccio di Norcia “Fioritura” (flowering), July Umbria Jazz (Perugia) and the Festival dei Due Mondi (Spoleto), August festivals and village events, September–October harvest season, Sagrantino di Montefalco and wine festivals, October Festa del Sedano Nero di Trevi and Festa della Cipolla di Cannara, October–November Frantoi Aperti (new olive oil), December Christmas markets in Assisi, Spello, Perugia and Gubbio. Food-and-wine and local tradition events are on throughout the year. Registration Details IT054050B404031553
