Guest access Guest will have access to the entire home Other things to note House Rules & Property Disclosures 🚫 No Pets Pets are not allowed at this property. 🚭 No Smoking or Parties Smoking and parties are strictly prohibited inside and outside the home. No water balloons are allowed on the property. The PlayStation 5 and Nintendo Switch do not come with games ( please bring your games) Violating this rule will result in an additional fee and may lead to immediate cancellation of the reservation without a refund. 🎉 No Events or Unauthorized Guests ( without authorization ) Events, large gatherings, or bringing extra guests not listed on the reservation are not allowed. If violated, the reservation will be canceled without refund. Check-In & Check-Out Standard Check-In: 4:00 PM Standard Check-Out: 10:00 AM Early Check-In / Late Check-Out: Available upon request only and subject to availability. ➤ Additional charges apply. Unauthorized late check-outs will incur a fee. Pool Use & Safety Pool Cleaning: The swimming pool is serviced every Monday via the side gate. The pool company has a key to access the backyard to clean the pool. There is a second Cleaning done on Thursday or Friday. Use at Your Own Risk: There is no lifeguard on duty. Please use caution while swimming. Children should never be left unattended near the pool. Outdoor Environment Our outdoor spaces are maintained regularly, but due to Florida's natural surroundings, leaves and debris may accumulate. A perfectly leaf-free yard cannot be guaranteed, but we do our best to maintain a clean and inviting space. We appreciate your patience and understanding. Furnishings & Property Use This is a vacation rental home, and while we take the upkeep of our property and furnishings seriously, normal wear and tear is expected. Rest assured, all amenities will be clean, maintained, and fully functional for your use during your stay. Insect Precautions Florida’s sub-tropical climate may attract bugs or critters. The property is treated regularly by a licensed pest control service. Please keep doors closed to reduce the chance of bugs entering. You may occasionally see dead bugs, which simply means the treatment is working. This is not a sign of infestation. Toiletries and pantry items such as salt, pepper, and cooking oil are not provided. Please bring any personal or cooking essentials you may need for your stay. Bunk Bed Safety If your room includes bunk beds, please use them with caution. Guests assume all risks associated with their use. Quiet Hours & Parking Quiet Hours: 10:00 PM – 8:00 AM Please be mindful of noise to ensure a peaceful experience for neighbors and future guests. Parking: Only use designated areas. Do not block driveways or park on grass. Damages & Liability The property is documented and inspected before each guest’s arrival. Any damage to the home, furnishings, or appliances—or excessive cleaning required after your departure—will result in additional charges. By accepting this reservation, you acknowledge that you and your guests assume full responsibility for any accidents, injuries, or losses incurred during your stay. The owners and managers are not liable for any harm that may result from the use of the premises. No refunds will be issued if you are asked to leave due to violating any of the house rules.
