The space The open plan living, and dining area is the perfect place to gather with the family. The adjoining galley kitchen is fully stocked with everything you need. Tastefully decorated, the living room is spacious and delivers: - Comfortable lounges perfect for relaxing - High-speed Wi-Fi - Large Smart TV - Decorative Fireplace - Central heating and refrigerated air conditioning ensure comfort for all seasons - Dining table for 4 THE KITCHEN The stylish galley kitchen is appointed with quality appliances and is well-equipped with everything you need. - Granite Countertops and ample storage - Full-size oven and gas cooktop - Full-size fridge with filtered water and icemaker - Microwave - Coffee maker - Toaster - Crockpot - Comes completely stocked with all your cooking needs, including a selection of pots, pans, toaster, blender, toaster oven, serving dishes, cooking utensils, spices and more. - Included are plates, cutlery, glasses, coffee cups, and all the essentials. THE PRIMARY BEDROOM - The primary bedroom is spacious and tastefully decorated, featuring a Queen bed - Large smart TV - The stylish bathroom is conveniently located near the bedroom with a walk-in shower. Included are all your bathroom necessities - towels, hairdryer, soap, shampoo, and conditioner. - Large built-in closet with plenty of space for you to unpack and make yourself at home SECOND BEDROOM - Bedroom 2 houses a comfortable full bed - Built-in wardrobe with ample storage space Guest access You will access to the entire house. The garage is not available to guests. Other things to note - Terms and Conditions agreement and guest verification must be completed within 24 hours of reservation confirmation or prior to check-in which ever is sooner. - Accidental Damage Protection Every stay at Irvie Homes comes with peace of mind, featuring up to $3,000 in accidental damage protection. Coverage Details: Protected: Accidental damages to furniture, fixtures, and appliances. Not Covered: Damage from smoking inside, intentional or pet damage, landscaping damage, violations of house rules, and damages exceeding $3,000. Additional Exclusions: Motor vehicles, aircraft, watercraft, personal items of occupants, credit cards, money, firearms, precious metals, business property, & electronic data. Losses due to gross negligence or criminal acts are also excluded. Claims are subject to approval by the underwriter. Any damage not covered by the waiver or exceeding the coverage limit will be the guest's responsibility. - Welcoming up to 4 guests in total - Ample parking onsite. Garage not available to guests - Full-size laundry facilities - No pets - No parties allowed - No local guests allowed to book within 50 miles of property - Secure the home by locking all doors and windows anytime you leave the home - NOTE: Your safety matters. There may be a ring doorbell security camera, exterior cameras, and a noise-aware anti party or similar devices at the house - Free On-site parking in the driveway. No street parking Mon- Fri between 8am to 4 pm. - The porch features stairs leading up to the entrance of the house. - The fireplace is for decorative purposes only. House Rules: • No local guests allowed within 50 miles of property • Must be 25 years of age to book • Guest must complete Check In Form to agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same day arrival. • Quiet hours 9 pm to 8 am • No Pets allowed • No smoking on property or consuming Illegal substances of any kind. • No parties or events • No moving furniture or appliances. • Must obey house Occupancy Limits. • Secure the home by locking all doors and windows anytime you leave the home • Reservations over 30 days may require security deposit, background and credit check. • For stays over 30 days, a monthly cleaning fee will be applied. • Unreturned and/or lost house keys will result in a $100.00 fee to replace it. • Guest agrees to report any issues at home to Host immediately. • The fireplace is for decorative purposes only. • NOTE: Your safety matters. There may be a Ring doorbell security camera, exterior cameras, and a Noise-Aware antiparty device or similar devices at the home. Covid and other Communicable Diseases Restrictions • Please visit the NM Department of Health website to view any restrictions or travel advisories • Guests acknowledge there is risk of Covid transmission and other communicable diseases with all travel. Guest will contact host if they believe they may be at high risk for having the Covid virus or other contagious disease including known exposure to persons with the virus, fever, shortness of breath, coughing, or other covid-19 symptoms. • Guests Agree that Irvie homes, and homeowner will not be held responsible for Covid-19 transmission during any travel.
