The beds also have trundles so if you have 10 guest with kids there is plenty of room. In the basement there is a pull out couch which can fit 1-2 more people comfortably. If couples are staying or people share beds you can fit comfortably 13-14 people. There is also a full bathroom in the hallway. There is a full kitchen and living room on the first floor as well as a bar area with barstools. There is a basement and laundry area below perfect for kids or a late night movie. There is a pull out sofa in the basement to fit more people or if the kids want to do there own thing.
