The space Situated in the heart of a charming village in the Périgord Verte region, our fully renovated family home is surrounded by a vast garden planted with trees and flowers and featuring a beautiful heated swimming pool (10x5m with electric shutter). A real haven of peace and greenery, you'll love the intimate, elegant atmosphere of this comfortable country house, with its blend of old-fashioned features and contemporary touches. The property comprises two single-storey buildings (Wi-Fi available throughout). The main house is a dwelling (350m²) with architectural features dating back to the 15th century. The adjacent pavilion (100m²) dates from the 18th century. This property, one of whose entrances is on the village square, is perfectly isolated as the adjoining land (a 6-hectare field bordered by an avenue of 20 walnut trees at the entrance to the village) belongs to us. The main house is arranged around a spacious kitchen with all modern conveniences (see equipment description below). The kitchen opens onto a cosy dining room, complete with designer pieces, and opens out onto the garden terrace, where there is a large outdoor table (16 people), protected by a large parasol, for convivial summer lunches and dinners. You will reach the grand salon (over 50m²) via a corridor where works by contemporary artists are on display. This corridor slopes very slightly because it was originally an alleyway between two houses, the buildings having been joined together at the end of the 18th century. Particular care has been taken to furnish the living room. Comfortably seated in its wide sofas, you can discover a unique work created by a local artist (trees sculpted and applied to the mirrors) or watch the Ultra-Wide screen television in peace, From the lounge, you can access a library landing, a wash-hand basin/toilet/wc, a laundry room with two washing machines, one of which is a dryer, and a bicycle room (7 bicycles, 2 of which are electric). The bike room overlooks the garden and is located next to a large barn (barbecue, children's play area, etc.). You can reach the first floor via two staircases (one from the dining room, the other from the library landing), with a corridor linking the two parts of the house. The library landing leads to two large bedrooms with en suite bathrooms and WCs, one on the village side and the other on the garden side. These two bedrooms (both with double beds, one of which is 160cm wide) have been carefully decorated and benefit from all modern conforts (see description), while retaining their beautiful old beams. The staircase in one corner of the dining room leads to a landing that has been converted into a small lounge. This landing leads to 4 bedrooms (one with shower and integrated WC), a bathroom with bath and shower and a hand-washing WC. All these bedrooms have double beds with new bedding and dressing rooms. The pavilion, also completely renovated, is just a few steps from the main house. Its ground floor opens onto a comfortable lounge and dining area. In a recess, hidden behind a cloister, you'll find a fully-equipped kitchen (see description below). The first floor of this bungalow has been designed as a "family within a family" space to enable several generations to enjoy a pleasant holiday. It comprises two bedrooms. A master bedroom with en-suite bathroom (bath), a large junior bedroom (1 double bed and 2 single beds) and a shower room. In the heart of the Périgord Vert, between Brantôme and Ribérac, this house is an ideal stopover for discovering the châteaux of the Dordogne, strolling around, sharing a French art de vivre and discovering an infinitely rich terroir (numerous organic farms nearby and restaurant 50m from the house). Television (Ultra-wide screen, Netflix, Amazon Prime, Disney +). - The three bookcases on the ground floor contain many books, including a large collection of art books. - Laundry: 2 washing machines, one of which is a dryer - Bike room: 7 bikes (including 2 electric bikes and 1 children's bike). - First floor bedrooms: 6 bedrooms (6 double beds, 4 of which are 140x190 and 2 160x200). All rooms have storage space for clothes (wardrobe, cupboard, chest of drawers), air-conditioning (air conditioners or fans/foggers) and heating + basic equipment (towels, sheets, 2 pillows per person). 3 of them have an adjoining bathroom. 4 of the bedrooms have desks (1 with a monitor). 1 has a television, - a bathroom with bath and shower cubicle - a washbasin/WC - in the large cupboards in the corridor (iron and emergency kit). Pavilion facilities : - Kitchen: 1 dishwasher, 1 fridge-freezer, 1 cooker (gas - 5 burners - stainless steel), 1 microwave, 1 espresso machine, crockery sets, electric kettle, cleaning and basic products to get your stay off to a good start (coffee, tea, oil, vinegar, etc.). - Dining/living room: Fireplace, sofa and large armchairs, mahogany table (8 place settings) with extension. - 2 Bedrooms on the first floor: 1 master bedroom (160x200 bed) with adjoining bathroom (bath) and a large bedroom (1 140x190 bed and 2 90x190 beds). All bedrooms have storage space for clothes an air-conditioning system (air conditioners or fans/foggers) and heating + basic equipment, - outdoor table and chairs - a shower room with washbasin/WC Cleaning charge: €180 Deposit: €2,000 Good and organic addresses Gout-Rossignol (50m): - Restaurant Le Petit Rossignol: good family cuisine with a lovely terrace. - L'univers des sens: fruit and vegetable producer Champagne-Fontaine (5Km): -The TEXIER-PICHOT farm is a livestock farm offering dairy products (ice creams, raw milk, fresh cream, yoghurts and sorbets made from whole fruit). - Ste-Croix de Mareuil (8Km): For 4 generations now, this family has been rearing organic lamb, duck and Limousin cows on its two farms. - La Ferme des Forgerons, this breeding farm offers organic lamb and duck (foies gras, magret, pâté, cassoulet, confit) 06.09.82.84 - Ferme Darras sells beef reared on its vast estate. Guest access The entire property, approximately 440 m², has been completely renovated and tastefully decorated. A room will not be accessible because it is private. Other things to note The pool measures 10x5 m. For safety and comfort, it has an underwater and above-ground roller shutter. Numerous pool loungers The property has 3 fridges, 2 large gas cookers, 3 washing machines and 3 dishwashers. You will also have access to 6 bicycles, 2 of which are electric.
