Easy walk downtown & historic Athens; 7 min. to Filopappou Hill of Muses The space This bright 1-bedroom apartment (45 m2) is on the 2nd floor (no elevator) of an elegant 1960s building in ANO PETRALONA. The building has been recently restored, retaining the original lobby/stairs, with terrazzo floors plaster work, and marbles. In contrast, the apartment itself is modern and minimally furnished, with an open-space feel that is easy to settle into and feel as your own, particularly for long stays. SPACE LAYOUT The space enjoys lots of natural light. All windows and balcony doors are double-glazed for comfort. There is a long balcony that is private and that goes along the length of the apartment. The bedroom is separated from the living area with a large glass wall (with roll-down blinds for privacy) to provide a larger, open-space feel. The open kitchen is discreetly positioned from the rest of the apartment, with a back door leading to the iron service stairs (typical Athenian feature). The living area features a modern gas fireplace for a cosy winter atmosphere, and a large glass workstation is available with a monitor (HDMI cable provided). All our listed apartments have security doors. SLEEPING ARRANGEMENT The bed sleeps 2 (bed size 140 cm x 200 cm). The bedroom is separated from the living area by a large glass wall to enable an open design feel. The glass wall has optional blinds for privacy. We have roll-down shutters for added shade and darkness. WIFI and MEDIA We have shared WiFi networks for the building (ADSL and FIBER OPTIC), shared by up to 6 apartments. Most of our guests work remotely. Network hardware/routers cannot be accessed or wired in by guests. The apartment has a TV monitor, which you may hook up with an HDMI cable (provided) for your personal online media viewing (connection via guest laptop). No free-to-air i.e. local TV channels available. BUILDING FEATURE - ROOF TOP As a beautiful extension to the Athens experience, our guests have access to a well-designed shared roof top (100+ m2 on the 4th floor) with an Athenian city-line view, surrounded by mountain ranges. The roof is over 100 m2 on 2 levels, spacey enough for sharing and with interesting corners for privacy, finding shade, and open views. The roof is a great way to meet new friends and like-minded travellers, co-work, or just hang out for meals or a glass of wine. Not to be missed are the spectacular sunsets and starry sky summer evenings. On the second roof level, at night, you could even get a peak of the Acropolis lit in the distance. You will find seating, an outdoor table, benches, and our most recent additions of two chaise-longues or sun loungers. BUILDING LOCATION OVERVIEW The building location is ideal, as it is next to the PETRALONA metro station and Bus No. 15. Only a few stops to Piraeus Port (to islands) and down-town Athens. If you like walking, within a radius of 5–20 minutes, there are trendy restaurants/tavernas or cafe-bars both in ANO Petralona and nearby Thission, Agora, Acropolis, Koukaki, Gazi etc. Special sunsets on Filopappou Hill as well. Guest access The entire apartment is private for your use only; outsider access will only be with your permission and only IF there is a technical concern that needs to be addressed. As mentioned before, you have 24/7 access to the well-designed shared roof-top for beautiful views and the typical Athens roof-top experience (weather permitting ... :)) Other things to note KITCHEN The open kitchen is neat and equipped for simple food preparation. For cooking, there is a large electric hob/stove-top and oven. Stocked with basic utensils, cutlery, pots and pans, wine glasses, and other essential features, you may cook simple meals and invite a few friends. It has a medium-sized fridge. BATHROOM Clean and functional with a shower cabin. The bathroom water comes from renewable energy from solar heating. Generally, it is quite hot; however, it may be warm on the odd winter days with no sun. In that case, we have a backup hot water electric boiler. A hairdryer is provided. LAUNDRY The apartment has a new front-loading washing machine (no built-in dryer), a portable rack for drying clothes naturally, and an iron and ironing board. For dry cleaning or washing of specialised items, we may guide you to the neighbourhood laundry shop. There is a self-service launderette for large items, and if, on the rare winter occasion of no sun, you need a dryer (approximately 6 minutes away). SOFT FURNISHING Bed sheets and towels (bath, floor, and beach) are provided with a spare for longer-term guests. For winter, we supply duvets and a bed cover (couvre lit). We are happy to provide additional duvets for winter when requested. ADDITIONAL NOTES... We do try to promote high environmental and community awareness in our communication, the products we use, and by facilitating a supportive co-living atmosphere. POWER & ENERGY CONSERVATION Important note: Utilities are on a fair usage basis as they are included in the rental price. As the world is encountering a power cost crisis, guests need to be EXTRA cautious with their consumption of hot water and use of ACs. Windows are double-glazed for better insulation of heating, cooling, and sound. HOT WATER The hot water is provided mainly by solar heating with a backup hot water electric boiler for rare days with no sun. Please use water sparingly for high environmental awareness and to be solidarity-minded when it comes to using collective resources. AIRCONDITIONING & HEATING. The heating/cooling is individually regulated and therefore independent from the building. We have 2 ACs in the space that also provide cooling in the summer and heating in the winter. - Heating. temperature to be kept between 18-20 degrees Celsius during the day and much lower at night while sleeping. - Cooling. ACs are to be kept at 23–25 degrees Celsius. We inform our guests that the apartment has monitored temperature sensors. COMMUNITY CONSIDERATION... COVID and HYGIENE Even though COVID does not seem “a thing” anymore, we keep hand sanitisers available at the lobby and roof levels and urge all tenants and visitors to use liberally :) SMOKING All apartments and common spaces, including the main stairs, are non-smoking zones. If you need to smoke, then you may do so on the roof only. You need to dispose of cigarette remains responsibly. GARBAGE DISPOSAL Keep bin bags tightly closed and airtight while transporting and disposing of them. There are large municipal bins at street level (at our corner) for recyclable and non-recyclable waste. CARE FOR COMMON SPACES - Careful with the walls in both public areas and indoors, particularly for no scratches or stains from suitcases or hands. - Bicycles are not allowed indoors. - Personal items, clothes drying racks, buckets, and mops should be kept indoors when not in use. GUESTS and NOISE Your visitors may visit and are welcome, yet disruptive parties are not allowed (AirBnb rules). We also need to respect the noise levels as announced by the Greek Police. - Summer Period (April 1st through September 30th): 15:00–17:30 (Siesta time) and 23:00–07:00 - Winter Period (October 1st through March 31st): 15:30–17:30 (Siesta time) and 22:30–07:30 MAIN HOUSE RULE: Enjoy the space, feel at home, and use the apartment, rooftop, equipment, and utilities with care.
