We welcome you to our charming lake side cottage. Located on a quiet lake in the middle of the lakes region, between Lake Sunapee, Lake Winnipesaukee, and Newfound Lake. It has 80' of private lake frontage, private dock, and a gradual entry beach. Great fishing & swimming! Across the street from the public Town beach. It is a 2 bedroom (2 queen/2 twin) 1 bath home with a full kitchen. Close to Proctor Academy. Steps from the Northern Rail Trail. There is a NH tax in addition to the booking. Things we've enjoyed at this property and so could you. - Airy front porch - Hammock chair swing and regular hammock - Large lawn area - Grill (outside front door) - Firepit (controlled fires only) - Dock (feel free to dock your own boat/kayaks/canoes to use during your stay)(seasonal) - Private Swim dock (seasonal) -Air conditioned and Heated - Public Access boat launch (near fire station at the end of the channel) - Blueberry Island (Town property-please respect the Loon habitat) - Northern Rail trail Feel free to use the surrounding cottage area, lawn in back of cottage (absolutely no parking on the lawn), town beach and facilities across the street, public boat launch, and Northern Rail Trail. For the sake of other future guess, we request no smoking either in or anywhere on the property or grounds. If evidence of smoking is found on or in the property we reserve the right to withhold security deposit. Feel free to email, text, or call. Texting or calling is preferable. Hopefully you have an enjoyable stay but if issues arise please connect with us sooner than later and we will do our best to make this a positive stay for you! - 90 Miles from Boston, 130 Miles from Portland, ME. - 10 Miles to Mount Kearsarge (can be seen from the lake) - 12 Miles to Tanger Outlets (shopping) - 4 Miles to Procter Academy - 1000 feet to Northern Rail Trail (running/walking, biking) - 30 steps to water front (happy place!!) An automobile will be needed to get to the cottage. There is no public transportation near by. The lake is large enough to water ski, wake board, tube, fish, and even sail. Although the lake is also calm and peaceful enough to enjoy a tranquil kayak, canoe, or stand-up paddle board ride to take in the beautiful views. Fish species: Eastern Brook trout, Rainbow trout, Brook trout, Rainbow Smelt, Smallmouth bass, Largemouth Bass, Brown Bullhead, Black Crappie, and Eastern Chain Pickerel. Rental agreement and government issued ID required.
