So many past guests have commented on how wonderful it is to have children, family and friends unplug and truly have an enormously wonderful time interacting “in the old-fashion way”! Little cell service, no Wi-Fi . This cabin has easy access lake frontage on TWO sides! You can actually walk right out the lower-level doors to the two-tiered spacious deck, and down the deck steps and be right in the water. There is a large swim deck waiting for you to enjoy swimming, fishing or simply relaxing on the water! The spacious great room on the main level is all glass on three sides, with cathedral ceilings that give great views from every window. (The master bedroom/loft is just above the great room and enjoys these same great views!) There is a welcoming wood burning stove in the great room to take the edge off any chilly nights and two comfy leather couches with additional chairs for plenty of seating. Whether opting to gather at the large dining table or eat at the kitchen bar (or use both) you’ll find plenty of room for meals for larger groups. The Kitchen is known for being extremely well supplied with all kinds of cooking equipment, utensils, etc. - this is NOT a bare bone set kitchen! With 4 bedrooms (3 kings 1 queen) and two full bathrooms, situated on three levels, you will find plenty of space to stretch your legs and not be crowded. This cabin sits at the water’s edge, surrounded by 145 secluded private acres of wilderness to explore. It is well worth the drive and the outside world feels a million miles away. If you like counting stars at night, this is the place to stay. There is a boat launch close to the house so you can easily tie up to floating swim deck which you are welcome to use during your stay. PLEASE NOTE: **No WiFi available **Some cell phone service providers do not have cell towers around areas of Beaver Lake and due to the position of the cabin, often times guests must go back up to the road (approx.. ½ miles from the cabin) to obtain cell service. **There is NO HUNTING allowed on this property! **This cabin is located down 6 miles of gravel/dirt/rocky groomed county roads and right at the water's edge of Beaver Lake. And then ½ - ¾ miles driveway in after you go through the gate. This driveway is dirt/rock/wild grasses and can be rutted if we get a lot of rain in the days before your arrival. The homeowner does his best to keep this driveway graded, but we highly recommend an all-wheel or 4 wheel drive vehicles, just in case, and DO NOT recommend taking a trailer down to the cabin. (Many 2 wheel drive vehicles make it just fine, but definitely NOT pulling a trailer.) There is a large meadow just left of the gate, INSIDE the property, where you can safely store your trailer. **FIREWOOD for the outside Fire-pit or inside Wood stove is available. $95 for a "Cord", (plus tax). Please pre-order at least two weeks in advance. Home is located about 30 minutes from (half-way between) Rogers and Eureka Springs . Both places offer an exceptional experience of great food options, entertainment, and shopping. If you go to the top of the hill, at the gate, you might get better service. Please do NOT drive a two wheel truck, pulling a fully loaded boat and trailer, all the way down to the cabin. There is a hill that you go down, to come to the cabin, and while a car can make it (in and out), two wheel drives trying to pull a lot of weight back up that hill have not had good experiences. Your rental comes with up to $1500 of damage insurance protection: Waivo™ Security Deposit Waiver If You have purchased a Waivo™ Security Deposit Waiver, then the following terms and conditions are now part of Your vacation rental property lease agreement. I. AGREEMENT A. On behalf of Beaver Lake Vacation Rentals, LLC, the party authorized to rent the vacation rental property and the owner of the vacation rental property, Waivo has assumed the responsibility for damages as outlined below and waives Your security deposit up to $1,500, the waiver limit purchased by You, the renter, for your stay at the vacation rental property. B. Waivo is hereby responsible for theft or damage to real or personal property of the vacation rental property as a result of Your acts or omissions. Waivo will pay the lesser of the cost of repairs or the cost to replace the property up to $1,500. This waiver does not negate your responsibilities as a renter for items outside of Waivo’s responsibilities. C. This is not an agreement to provide insurance. You are buying a waiver of the security deposit otherwise due as part of Your vacation rental property lease agreement. II. EXCLUSIONS A. This Security Deposit Waiver will not pay for damages or theft resulting from: 1. Acts of god 2. Prior damage, or normal wear and tear 3. Theft without a valid police report 4. Loss of use of the vacation rental property 5. Rodent, termite, bed bug, infestation, animal, or pet damage 6. Damage to a motorized vehicle 7. Fine art or collectibles B. This Waiver will not pay for damage or theft of property owned by You. C. This Waiver will not pay for costs associated with odor, debris removal, mechanical breakdown. III. CONDITIONS A. Waivo has the sole authority to determine the nature and extent of damages, necessary repairs, and eligibility for the waiver, and shall exercise that authority in a reasonable manner. B. Waivo reserves the right to determine if damage is eligible for reimbursement at actual cash value. C. This Waiver will pay for excessive cleaning, as a direct result of damage, over and above the normal cleaning fee. A stain or spillage is considered damage. D. This Waiver is only effective for a one-time single continuous stay for which You purchased the Waiver. It takes effect when You occupy the vacation rental property and terminates when You depart the same vacation rental property. E. This Waiver is only effective if any theft or damage is reported to Waivo by You, the property manager, the online travel agent or the owner of the vacation rental property within 3 days of Your departure from the vacation rental property. F. Waivo will not respond to damage or theft under $50 US dollars. G. If there is a dispute related to these terms, mediation is required before any party may file litigation. In the event of litigation, all parties waive the right to a jury trial. IV. DEFINITIONS You, or Your, is the renter of the vacation rental property and includes the renter’s spouse, children and any other person the renter invited on to the vacation rental property during your stay at the vacation rental property.
