Welcome to our cozy Mammoth home & perfect home-base for YEAR-ROUND mountain adventures! Close to the Village, gondola & Canyon Lodge. Truly centrally located with all the comforts of home! *PLEASE NOTE: the HOA only permits 2 cars per condo in our complex lot (cars in excess of 2 must be parked off-site). By making a booking, you agree you have READ & ACCEPTED our description, cancellation policy, house rules & “things to know.” Thank you! Five comfy beds, Smart TVs, a beautiful fireplace, large dining table & fully stocked kitchen all mean that our home is perfect for your whole family & friend group. • 2 bedrooms w/privacy doors plus a large open-loft sleeping area. • Kitchen with space for your family to cook & enjoy meals. • Fireplace has large firebox & stonework to the ceiling. When the fire is hot enough, its fan blows heated air into the room to keep you warm & toasty even up to the loft. ➺ 3 SLEEPING AREAS + 2 BATHROOMS: 1. Downstairs master bedroom w/King bed, under bed storage, mirrored closet & TV. Brand new heater & Nest thermostat. >Downstairs bathroom next to master bedroom w/walk-in shower. 2. Upstairs bedroom w/2 Queen beds, dresser, TV. Brand new heater & Nest heater thermostat. 3. Open loft at top of stairs w/2 Queen beds, under bed storage & TV. >Shared large mirrored closet in the hallway for bedroom and loft. >Upstairs bathroom located adjacent to bedroom & loft, w/tub & shower. MORE FEATURES: 🛜Free WiFi & 4 Smart TVs with Netflix, Amazon & Disney+ included. Also local non-live mountain cable. In walking distance, numerous restaurants at the Village & Westin Hotel have TVs for watching live sports, etc. 🛋️Family room w/vaulted ceiling, dimmable lighting, ceiling fan. Fireplace w/firewood included. Roomy seating, including a large, soft couch. 🌡️New heater & Nest thermostat in family room/kitchen area. ☕Fully stocked kitchen with all the essentials & full-sized appliances. Keurig & standard coffee makers. A few coffee pods/bags to get you started. 🫧Washer/dryer inside the condo. Wash/dry as needed or just warm up your sweaters in the dryer! 🚼“Pack-n-play" for families w/infants. *️⃣ Portable fans & a space heater to keep each room comfortable as needed. 🚫No smoking/no-vaping, no pets home. COMMUNITY/COMPLEX AMMENITIES: • Indoor jacuzzi/sauna just steps from your condo, open 10am-10pm. • Common area patio deck w/tables & 2 propane BBQs. • Coin-operated washers/dryers. • Large on-site parking lot with parking passes for 2 vehicles. 📢 PLEASE NOTE: our home offers 2 bedrooms with privacy doors & also an open loft sleeping area at the top of the stairs. 📢 Please also read the "OTHER THINGS TO NOTE" below section *BEFORE* confirming your reservation! Guest access You have access to everything inside the home, with the exception of 3 storage closets used by the cleaners & owners. 🎿Your skis, poles & boards can be stored safely under our inside stairwell on the waterproof mats. 🚗You also have access to two unmarked HOA parking spaces in the complex's on-site parking lot. If you have more than two vehicles, we can give you the locations of public parking lots and other options that are located in proximity to the condo. Other things to note 📢 PLEASE KINDLY NOTE these important details *BEFORE* confirming your reservation: 1. AirBnb doesn’t provide a way for us to indicate “2 bedrooms + loft” for sleeping areas. Specifically, our home has 2 standard bedrooms with privacy doors: one is downstairs with a King bed & the other is upstairs with 2 Queen beds. Also upstairs, at the top of the stairs, is an open-loft sleeping area with 2 more Queen beds. Please let us know if you have any questions about the layout! 2. Our home is ideal for families & responsible groups seeking a fun and relaxing stay in Mammoth, and it is strictly NOT a party house. Only the number of guests listed in your reservation are permitted on the property unless pre-authorized by the host. The complex is occupied by both fulltime owners and seasonal renters. Please be mindful of other units with respect to noise levels. Per Airbnb and HOA rules, “Disruptive gatherings are prohibited, regardless of size.” For a full list of banned activities & consequences if found to be in violation, please read the “Community Disturbance Policy” at Airbnb. Unauthorized gatherings, excessive noise, or damage may result in cancellation of the reservation with no refund & additional charges through Airbnb. 3. Conditions on the Mountain, gondola & lift availability, and the number of hike/ski/bike runs open are subject to change daily. We encourage all guests to use the IKON PASS app or the “mammothmountain” website to get real-time information & updates related to the Mountain & associated activities. 4. Despite offering private 400 mbps for our home's use only, WiFi can potentially be unreliable during storms. If WiFi is an absolute must during your visit, please bring a hotspot as a backup. Our town has only one standard WiFi provider! 5. No smoking/no-vaping. This means NO cigarettes, cigars, pipes, e-cigarettes, marijuana, vaping etc. inside our home. If you do any of these, you must do so outside of the buildings or potentially be charged an extra cleaning fee of $500. Our cleaners carefully inspect the home after each stay. 6. No Pets. Our home is strictly a NO-pets property in accordance with HOA rules not allowing pets for short-term rentals in our complex. ✱ASSISTANCE ANIMALS (Service Animals & Emotional Support Animals). We comply with California law & Airbnb’s accessibility policy. Assistance Animals are not considered pets. Guests traveling with an Assistance Animal agree that the animal must be: • Housebroken & under the guest’s control at all times (indoor “pee pads” are not permitted) • Not left alone in the home without prior host approval • Kept out of any off-limits areas noted in the listing or house manual • Cleaned up after promptly, with waste properly disposed of in outside trash bins (please bring your own baggies) ➺Please notify us at the time of booking if you will be traveling with an Assistance Animal so we can coordinate HOA notification & arrival logistics. ➺If an animal does not meet Airbnb’s definition of an assistance animal or does not follow the requirements above, we will involve Airbnb Support to determine next steps. Any damage caused by an animal may be charged through Airbnb’s Resolution Center. 7. Our home is a 2nd level unit. As such, the front door is located at the top of a short flight of stairs. Please let us know if you have questions about the home's layout. 8. We do not have central AC, as is the same with the vast majority of properties in Mammoth. However, we do provide multiple portable fans for you to use throughout the home if needed. Our HOA does not permit us to install any AC units, including window ACs. 9. Per the HOA, each unit is allowed to park up to two vehicles in the complex's parking lot. If you have more than two vehicles, we can give you the location of public parking lots or other options that are located in proximity to the condo. 10. Airbnb's AI automatically assigns our property categories (not us). Please note Airbnb's definitions & feel free to ask for clarification before making your reservation: 🎿SKI IN/OUT definition per Airbnb: "a home within a 10-minute walk of a ski lift, gondola, or cross-country skiing area." We are a 7-10 minute walk to the Village gondola which goes back & forth to Canyon Lodge. 🎿SKIING HOME definition per Airbnb: "a home within a 10-minute drive of a place where guests can ski." Canyon Lodge is a one-mile drive from our home. 11. Do not tamper with or disconnect our modem. It provides Wifi for TVs to stream apps/movies and provides your access to the front door lock. In the event of an unexpected loss of Wifi signal (such as during a storm or power outage), we can walk you through the steps to reset the modem and Wifi if it doesn't appear to do so on its own. 12. We have a STRICT Airbnb cancellation policy. ✱To receive a full refund, guests must cancel within 48 hours of booking & at least 14 days before check-in. Please review our entire policy for details related to partial refunds. *WE ENCOURAGE ALL GUESTS TO PURCHASE AIRBNB's TRAVEL INSURANCE! 13. NO FILMING/CONTENT CREATION. Filming, video production, commercial shoots, YouTube/TikTok (and the like) content creation, adult content, or any professional photography/videography is strictly prohibited on the property without written permission of the host. Any violation will result in immediate cancelation of the reservation, removal from the property, and additional fees for unauthorized commercial use and damages.
