Easy access to the beach via the Tioga Road overpass (approx. 7-min. walk), a corner playground for the kiddies, and if you don’t feel like cooking, you’ll find scores of delis and diners nearby, along with a gamut of international cuisines. Downstairs, there’s a bedroom/den with a fold-out sofa and a desk, a full bath with a tub/shower, and a Queen guestroom that opens to the backyard (w/dining table, chaises and a barbecue).
