While we strive to maintain a clean and comfortable space, the home is not guaranteed to be completely bug-free, mildew-free, or free of minor maintenance issues. Florida’s tropical climate can occasionally bring humidity-related challenges and seasonal pests despite regular preventative treatments. Age & Identity Verification The primary guest must be at least 25 years old. A valid government-issued ID is required and must be completed promptly after booking. 2. Distance Requirement Bookings are generally accepted from guests located more than a 3-hour driving distance. Local bookings require pre-approval. 3. Airbnb History Guests should have a positive Airbnb history, with prior ratings to or from hosts 4.7 or higher. Booking Guest Must Check In/Out: The guest who makes the reservation must be the one to check in and check out. This ensures clear communication and accountability throughout the stay. The condo unit is on second floor of a building without elevator. Mattress firmness or softness is a personal preference. Please let us know if there's anything we can do to ensure your comfort. The host cannot be held responsible for utilities, internet, resort amenity repairs, maintenance shutdowns, or the behavior of neighboring guests, as these are beyond host control. The housekeeper provides an initial supply of toilet paper, but guests are responsible for purchasing additional toiletries and consumables as needed. The unit is on second floor of three story building without elevator. The temperature is supposed in a range of 72°F to 78°F to ensure optimal comfort and to safeguard both the environment and the equipment. An environmental sensor may adjust the settings if necessary. No Guest Access Permitted. *** Package delivery: Since it is resort, no post office delivery. Package delivery depends on the company and the individual driver. Some amazon driver deliver everything to one place in resort, you probably can check on your amazon account to find where they drop after delivery. We like to use Amazon locker if possible so we know where they dropped and we can pick up at our time. A 2-hour grace period is provided, during which guests may cancel, release the calendar, and request a full refund, which will then be approved. Our rates already include a range of built-in discounts, such as seasonal pricing, last-minute deals, early bird specials, extended stay savings, adjacent-day and orphan-day discounts, and special rates for our loyal returning guests. However, maintaining the property comes with substantial expenses, including platform fees, resort HOA fees, taxes, insurance, utilities, and regular maintenance. Combined with the challenges of slower seasons, this makes it difficult for homeowners to simply break even. Since some guests may seek refunds for various reasons, we do not offer refunds for minor imperfections, such as small cleaning oversights, normal wear and tear, or factors beyond the host's control. No refunds will be issued for nights already stayed. Our focus is on providing comfort, value stay, rather than striving for perfection. I welcome guests who appreciate a quality stay and contribute positively to overall hosting experience. My home may not be a good fit for guests who seek refunds or leave low ratings due to minor imperfections. Vacation homes include many amenities and furnished features. As with any Florida property, occasional minor imperfections, normal wear, maintenance needs, prior guest damage, dust, insects, humidity, or inadvertent human error may occur and cannot be entirely eliminated. These factors are reflected in the pricing while still offering strong overall value compared to hotel accommodations. If a significant issue materially affects the stay and cannot be resolved within a reasonable time, the remedy is a refund for unused and unblocked nights only. Guests who choose to relocate are responsible for arranging their own alternative accommodations. As disclosed, guests are responsible for purchasing additional consumables once the essential starter set from the cleaning contractors is used. This approach is fair to all guests and helps most guests save, as items supplied by the hosts or cleaners would incur about 40% in additional platform fees, taxes and housekeeper fee. Wifi and cable service are provided through the resort via Spectrum. Occasionally, issues may arise due to user error, Spectrum upgrades, or service disruptions. Guests will need to contact Spectrum directly for troubleshooting assistance. We are dedicated to addressing any issues promptly and professionally to minimize any inconvenience to our guests. While we strive to resolve unexpected situations as quickly as possible, please note that refunds will not be issued for equipment malfunctions, interruptions in third-party utility services, or minor imperfections. Additionally, the cleaning fee, which covers cleaning services and starter supplies provided by a third-party contractor, is non-refundable. Guest cancellation and a refund for unused nights are the sole remedies for issues beyond the host's control. Upon notification by messaging, the HOA, owner or authorized service providers may enter the property to inspect, make repairs, or perform necessary alterations to safeguard the property, equipment, and furnishings. In emergencies, advance notice may be waived to ensure safety and swift resolution. The provided shampoo, conditioner, and body wash dispensers are intended for reuse. If they are missing, it causes inconvenience to the housekeeping team, disrupts the hosting process, and impacts the experience of incoming guests. A $20 fee will be charged for each missing dispenser. A highchair and Pack ’n Play are available in the closet at no extra charge for your convenience. Guests are responsible for their safe use and proper care during the stay. If preferred, our cleaner can set up and clean each for an additional $35, paid directly to the cleaner.
