Updated home in quiet North Central Austin neighborhood with sidewalks; 5 minute drive to Q2 Stadium, The Domain, Walnut Creek. Close to Barr Mansion; Downtown Austin nearby. Lake Travis fun is about 30 minutes away. The airport is a quick 16 miles with an easy drive to COTA. Vaulted living room open to dining, fully stocked kitchen and coffee nook. Huge Primary suite has private bathroom. Two other bedrooms share hall bathroom, with desk+chair. Outdoor seating and grill under large trees. The space Our Texas-styled, comfortable 3 bedroom, 2 bath home in North Central Austin is perfect for anyone visiting or working in the Austin, or the surrounding areas. The king bed in the huge Primary suite plus the other King and 2 Twin XL beds have firm mattresses for a great night's sleep away from home. Thank you for understanding that no animals or visiting animals are allowed, as we have medical conditions requiring treatment. The vaulted living room is equipped with a 65” Samsung 4k Smart TV and a 55” 4k Smart TV in the main bedroom (fireplace is decorative only). All TVs have access to the Samsung TV app and popular apps are available for your personal login. WIFI (around 300 Mbps) is included, with laptop friendly workspaces. The stereo is Bluetooth capable, so you can play music from your devices. The Primary suite, with en-suite bathroom, also has a sitting area. Room-darkening curtains throughout the home allow you to sleep late and add privacy. The kitchen features stainless steel appliances, including gas range, and is fully stocked with pots, pans, dishes, silverware, glasses, cups and kitchen towels. For your convenience, small appliances are also available: toaster, electric water kettle, blender, stand mixer and waffle maker. A Keurig (with a few complimentary K-cups), drip coffee maker, pour-over maker & a French press are available for coffee lovers. The cabinets are stocked with basic condiments such as sugar, salt + pepper, oil and spices. There are two local HEB grocery stores under 8 minutes from the house, plus a Whole Foods Market. Thank you for understanding that no animals or visiting animals are allowed, as we have allergies requiring medical treatment. For children, a pack-n-play, highchair/booster seat and toddler bed are there for your use. Feel free to take a walk or jog on the neighborhood sidewalks or even take your child around with the stroller kept in the walk-in closet. The outdoor deck features a small charcoal grill and Adirondack style chairs for enjoying the tree covered back yard. Towels and bed linens are provided during your stay. A starter kit of supplies is provided. If you plan to use more supplies, please bring what you need. We suggest you bring charcoal, lighter fluid and bug spray if you plan to relax on the deck or use the grill. Again, thank you for understanding that no animals or visiting animals are allowed, as we have severe allergies requiring medical treatment. We do not sell travel insurance, but we highly recommend it for your travel investment. Please contact your travel insurance for refunds. Please do not ask about pricing or discounts, auto pricing software sets the rates for our home. We apologize, but we cannot alter the booking agency’s charges. City of Austin Occupancy taxes are included in the rental price. Nightly rate is based on occupancy. Please enter the correct number of guests including children when booking. Day/Visiting guests are not allowed per the booking agency policy. No refunds for weather-related issues. We appreciate your booking! Unauthorized filming on our property is not allowed by the booking agency. Due to the contractual obligations with the cleaning company/Covid , we cannot allow early or late check-in/check-out. For everyone's safety, we have self check-in with an electronic lock to limit face-to-face contact. Guest access Guest Access • The driveway accommodates parking for two standard-sized vehicles, with additional free street parking available nearby. • While a vehicle is recommended for getting around, ride-share options such as Uber, Lyft, and Ride Austin are also readily available. • Please note that animals, including visiting animals, are not permitted on the property due to severe allergies requiring medical treatment. We appreciate your understanding. • Two supply closets and the outdoor shed are reserved for maintenance use and are not accessible to guests. Other things to note 1. No Animals or Visiting Animals: Due to severe allergies requiring medical treatment, animals of any kind (including visiting animals) are not allowed. To maintain a safe and allergy-free environment for all guests, the cleaning company will charge extra for additional cleaning, which is beyond my control. Thank you for your understanding. 2. Unauthorized Guests Policy: Only registered guests are allowed. Any unregistered guest will incur a $200 per person, per night fee and may result in cancellation of your stay, with no refund. No third party bookings; booking guest must stay the entire length of the reservation. 3. Acts of Nature: Our home is located near a beautiful greenbelt, so you may occasionally see wildlife such as raccoons, opossums, snakes, etc., in the yard. While we have regular pest control services, this natural environment sometimes brings the unexpected. Please note that we cannot offer refunds or discounts for acts of nature, including wildlife, bugs, or weather-related events. 4. Property Maintenance Services: We maintain our home with monthly lawn care, pest control, and security services to ensure a high standard for our guests. Rest assured, these providers do not have access to the interior of our home and will never enter without prior permission.
