The space This cozy, cute, and charming first floor In-Law suite is conveniently located in the historic-quaint Huning Highland Historic Neighborhood walking distance from Albuquerque’s Rapid Transit line, excellent restaurants, and cafes, Salons, Yoga, the Special Collections Public Library and much more just one mile west in Downtown Albuquerque. The suite has private access complete with private bathroom with fresh towels, a cute eat-in full kitchen equipped with, a freestanding gas range, full size refrigerator, coffee maker, toaster, microwave, and all the necessary utensils for your convenience. It boast the sweet comfort of modern ductless mini split air conditioning. The Vizio 40” Full HD SmartCast TV is pre-connected to free high speed Wi-Fi. It’s best feature, however, is the Vista Series pocketed spring Plush King Mattress, which is engineered to deliver deep conforming support, and a wonderful nights rest. The upkeep and maintenance of the space is done by professional service. Cleaning mid-stay is available for longer duration bookings. Free single vehicle on-street parking with parking pass provided. Guest access The suite is located on the first floor with a private entrance on the South side of the house (right side of the house if you are facing the front door). There is 0 shared space=COVID SAFE! Other things to note **Please make sure you read the listing and the House Rules in its entirety** ***All guests MUST review and FULLY AGREE to host's House Rules and Cancellation Policy before and during their entire stay*** Please leave the Keys in the lock box and the Parking-Pass on the dining room table before you leave. There will be a $60 charge if the Keys are not returned at check-out and $200 charge if the Parking Pass is not returned. PROFILE PICTURE: Please upload a clear profile picture where I can identify you by sight. This is my only way of ensuring we let you in and not a stranger. The towels are soft and fluffy, the pillows are fresh and very comfortable, if you'd like to know where to buy them, we would be happy to share the info with you. Due to the historical nature of the home you may encounter an unwelcome visitor, for this we do apologize. We contract with Truly Nola pest control and they spray monthly. ABSOLUTELY NO smoking or drugs or any illegal activities. No candles, incense or any other burning on the premises. We expect all of our guest to be respectful, keep the noise level down within the premise especially at nights (Quite hours: 10PM - 7AM). Eco-friendly – please be considerate, conserve energy/water and recycle. No moving or rearranging of furniture or furnishings. No red wine or colored drinks on furniture; host is available to troubleshoot all requests. Wi-fi code provided on Guest Welcome Manual. Approved guest access only – Absolutely NO unregistered guests without prior approval. No parties or events – Please keep alcohol to a minimum. VERY IMPORTANT WARNING: Any guest who is over-drinking/drunk will be asked to leave the premise immediately accompanied by another sober guest. Once again, over-drinking/drunk guests are absolutely NOT welcome here! No eating meals in bed. Please always lock the door when you leave and be courteous to the neighbors. If anything breaks, spills, stains, etc. please let us know ASAP. The check-out time is by or before 11:00AM. We do expect all of our guests to follow this timeline because we have to prepare/clean/organize the place for the next guests to check-in. Please DO keep volumes of any voices/noises (e.g. car music, conversations) LOW at all times while on the premises as a sign of respect to our good neighbors. For energy conservation, please always turn off all lights and the AC when you leave the suite or when they are not needed. Once again, NO smoking or pets in or outside the house. Any significant damage will result in a damage claim with Airbnb and may be charged to your account. Thank you for your cooperation and enjoy your stay!
