The space First opened as a holiday let in 2016 and refurbished in 2021, The Pool House sits centrally within the farm, with your own pool and hot tub area fully enclosed by 8ft privacy fencing on two sides and 6ft on the third — total seclusion for a dip whenever you like, day or night. Step out through the large patio doors onto the artificial grass garden, where four loungers and a parasol-shaded dining table make it easy to spend a whole afternoon outdoors. Inside, the main studio's dual-aspect windows look out over paddocks on one side and the pool on the other, while a king-size bed with a Tempur memory foam mattress and a separate double wall bed (sleeping two more) give real flexibility for couples or small families. Our 1-acre coarse and carp fishing lake is just 100m away, home to kingfishers, red kites and sparrowhawks, with the occasional fox, badger or muntjac deer at dusk. It's a peaceful base for a romantic couples' getaway, a family break, or for walkers, cyclists, anglers and business travellers alike, with two public footpaths on the farm connecting straight onto the Phoenix Trail and The Ridgeway. IMPORTANT EXTRA INFORMATION We have a zero tolerance policy on drugs. Anyone found smoking or taking drugs or any other illegal substance will be reported to the police and evicted from the property immediately. There will be no refund for any unused nights and you may be liable for additional charges. There is no smoking permitted inside the accommodation. Smoking is permitted outside only. Please use the ashtray provided. No excessive outdoor noise after 11pm. Absolutely No parties or events. Maximum of 2 well behaved dogs per property. £20 per dog, per stay charge. Guest access You will have a private entrance and private use of the Pool House, its fully fenced garden, the seasonally heated outdoor pool and the year-round hot tub. You will also have 24-hour, unlimited inclusive access to the on-site carp and coarse fishing lake, approximately 100m from the chalet. Self check-in is available via lockbox. Free off-road parking is available on the premises, Access to a Type 2, 22kW EV charging station for battery-electric vehicles is available on request (separate charges apply). Other things to note The Pool House is ideal for 1 to 4 guests. Please note that we will not accept any bookings with more than 4 people. Please make sure that you are happy with the sleeping arrangements and bed configurations prior to booking. Please contact the host if you require further information. We reserve the right to refuse or cancel any booking where there are more than 4 guests in the group. Pet Fee is £20 per pet per stay. Maximum of 2 well behaved dogs per lodge. Travel cot and high chair rental £9 each per stay. Travel cot bedding must be brought by the guest.
