LIVING ROOM: The living room is the jewel of the house, featuring a stunning 8-foot wood-burning fireplace hearth. The Living Room also has: -A smart TV (with Netflix, Apple +, Prime Video, Hulu, Discovery +, HBO Max, and live cable via the D-Stream app) -Cozy velour sofas and armchairs with comfy throws -Decorative touches like an antique 19th-century phonograph and vintage carousel horse -A cabinet full of puzzles and board games SUN ROOM: Just off the main entrance, the all-season Sun Room offers: -Lounge seating for 8 -Cafe table for 4 -A sideboard perfect for serving breakfast pastries, cocktail hour, or snacks -Quirky ‘cottagecore’ decor, lovely for snuggling up with a good book KITCHEN: This is the country kitchen of our dreams with a breakfast nook seating 5, a coffee counter for 2, stone farmhouse sinks, and a decorative copper pot collection and woodstove. Fully appointed with the following items: Cuisinart stainless steel cookware, microwave, toaster, blender, Cuisinart mini-prep, Crockpot, roasting pan, casserole dishes, pie tins, cake pans, cheese grater, measuring cups, rolling pin, muffin tins, sheet pans, mixing bowls, can opener, potato ricer, cooking utensils, and a full array of herbs, spices, and pantry supplies. Coffee options include a drip coffee maker, Chemex pour-over, or French Press. There is an electric kettle and plenty of tea options. DINING ROOM: -Farmhouse table seats 10 -Antique buffet stocked with vintage china (please use extra care not to break) -Bar cart with cocktail mixing tools Please note that the wine cabinet is our private collection and not available to guests (but we can guide you to the closest wine shop). BEDROOMS: -Bedroom 1 (2nd Floor): Main Suite with King bed, lounge area with wood burning fireplace, Smart TV, and office area with a vintage desk and hi-speed router point-- perfect for remote work. The Main Suite also features a mini fridge, Nespresso machine, record player with a curated vinyl collection, and an ensuite bathroom. -Bedroom 2 (2nd Floor): Queen bed, dresser, closet, and vanity -Bedroom 3 (2nd Floor): Queen bed, dresser, closet, and writing desk -Bedroom 4* (Main Floor): Junior bedroom with Double bed *Please note, this room is cute and cozy but quite small and doesn’t have a closet (we have multiple hooks to hang your items and it’s not far from the main floor coat closet for stowing luggage). It features built-in shelves full of our favorite books, and has a writing desk. BATHROOMS: -Bathroom 1 (2nd Floor) has a bathtub and shower -Bathroom 2 (2nd Floor) is the ensuite bathroom in Main Suite. It has a double-vanity sink (custom made from reclaimed wood from our barn), a bidet, and antique cast iron tub (circa 1924) with shower -Half-Bath (Main Floor) is also the laundry room with washer, dryer, and everything you need to get your dirties clean OUTDOOR: -Private nature trails to explore along Mudderkill Creek -Patio featuring lounge seating for 8 and a dining table for 8, illuminated by bistro lights -Grillmaster combination charcoal grill and smoker -Fire pit with 8 Adirondack chairs -Our grounds feature multiple swings, hammocks, gardens, and seating areas -8-person Hot Tub -Lawn games: badminton, croquet, ladder golf, frisbees -2 vintage cruiser bicycles -Sledding Hill with sleds for your use -Apple trees (you’re welcome to pick apples in the fall) -Yoga mats are provided to continue your practice during your getaway -Our property is regularly treated with an organic, nontoxic tick and mosquito repellent spray, but please check yourself for ticks after playing outside LOCATION HIGHLIGHTS: -Saugerties is on West Bank of the Hudson River, at the foot of the Catskill Mountains -100 miles north of NYC, just 1 hour and 45 minutes (no traffic) from Manhattan. -The farm is just 2 miles from Exit 20 of the New York State Thruway -6-minute drive to the Village of Saugerties with charming restaurants, shops, and the Saugerties Farmer’s Market -4-minute drive to the Price Chopper grocery store and CVS Pharmacy -Travel by car, Trailways Bus, or Amtrak (Rhinecliff Station is 25 minutes away) -30-minute drive to Hunter Mountain, and 45 minutes to Windham Mountain for ski season -15 minutes to Kingston and Woodstock FAVORITE LOCAL ATTRACTIONS: -Opus 40 Sculpture Park -Hiking at Falling Waters Preserve -Catskills Animal Sanctuary -Saugerties Marina with boat rentals and tubing on the Hudson River and Esopus Creek -Ziplining at NY Zipline (at Hunter Mountain) -Antiquing and dining in Hudson (25 minutes away) -Skiing at Hunter Mountain Guest access The 2500 square foot farmhouse and 34 acres of grounds are yours to explore! Please note, our barn and garden shed are private property. Other things to note THE TRAIN: The house is tucked into the woods 200 yards behind the historic West Shore Railroad (est. 1885). This is an active freight train line-- although we consider the trains part of our character and charm, they can be heard from the house. (There is no published train schedule and they are sporadic; and sometimes they do run overnight). The bedrooms have white noise machines and earplugs for super sensitive ears! KIDS: We are child-friendly (we love kids and they love the farm!) but not child-proof. There are breakable items pretty much everywhere, sharp corners, and all that jazz. Toddlers on-the-move will need a little supervision. BUGS: The property is regularly serviced by an exterminator (they use an organic, non-toxic tick and mosquito repellent spray), but bugs are unfortunately just part of life out here in the country. We have insect repellent for your use in the Mudroom. Please check yourself, your clothing, and pets for ticks after playing outside. LAWNMOWING/SNOW REMOVAL: In the summer our lawn is mowed bi-weekly, our landscaping team may come and mow during your stay. In winter, when there are more than 4 inches of snowfall, our snow removal guys will plow the driveway. A snow shovel is in the Sun Room closet. AIR MATTRESSES: We can accommodate 8 guests, but 2 additional people may be added to your reservation depending on the circumstance. We have two twin air mattresses available. These additional guests may be subject to an additional fee-- please inquire.
