Inside you'll find a cozy ambient fireplace, designer decor, full kitchen, wonderful king canopy bed with lush linens, & shower for two! Coco Casita is the ideal couples escape! Simply romantic! Managed by the property manager Note: While our listing does indicate "Cooking basics," this specifically includes pots and pans, but not cooking oil or salt/pepper. - A Regular and Keurig coffee maker provided plus coffee grounds, a reusable k-cup, cream and sugar are provided. Kettle also provided! - Gas BBQ Grill provided BURN BAN EFFECTIVE - Gillespie County Burn Ban is ON, Effective Friday, August 21, 2026 at 9:15 am.: Attached please find a local DECLARATION OF DISASTER & ORDER RESTRICTING OUTDOOR BURNING related to imminent threat of wildfires. Restrictions: NO open fires/burning and NO smoking. As a result, outdoor wood-burning fire pits are NOT permitted. This mandate is enforced by the city and county and is beyond our control. You are welcome to use Gas fire pits and BBQ grills, if applicable. For charcoal grills, please leave all hot coals in the grill to cool completely, we will handle proper disposal. Please review the property listing to confirm the type of fire pit and grill available, if applicable. Thank you for your understanding! - This property is not suitable for children/infants. - This property is not pet friendly. - Pest Control is scheduled quarterly. Due to the house being in the hill country, you will encounter critters. This is common even with pest control treatments. Firewood is provided for outdoor fireplace. - Please DO NOT feed any stray cats or animals when at the rental. We are trying our best to keep any stray animals away from the rental as much as possible. CHECK-IN/CHECK OUT Check-in is no earlier than 4 pm Check-out is no later than 10 am Failure to check out by 10 am or checking in before 4 pm will result in a fine of no less than $200. Guests are not allowed on the property until 4 pm. There is no early parking or drop off of luggage or personal items allowed. It’s important that we’re given the opportunity to assist or resolve any issues during your stay. We're available 24/7 and always happy to help. For assistance between 9 PM and 9 AM, please call our on-call number. If there’s no answer, kindly leave a voicemail and follow up with an email or a message through your booking platform. Someone from our team will get back to you as soon as possible. NO SMOKING: Smoking is prohibited inside and outside the premises. This includes the use of tobacco, cannabis, e-cigarettes, etc. If the house rule is broken, you will be fined $200. NO CANDLES OR OPEN FLAME OBJECTS: Use of candles, or any open flame objects inside the property are prohibited. If the house rule is broken, you will be fined $200. Any firearm left behind will be turned over to the local police department, and a $100 handling fee will be charged. We offer early check-in and late check-out for $35 per hour plus applicable taxes and fees, subject to approval and availability based on our housekeeping schedule, with a maximum of up to 4 hours. While not guaranteed, these options may be requested and we’re happy to check if we’re able to accommodate. DO NOT use bath bombs, oils, salts, bubbles, or any other products in the hot tub/pool. Nothing should be added to the water. No dissolvable bathing suits allowed in the hot tub, cowboy pool, or swimming pool (if applicable). If these items are used, or if the hot tub/pool is found in a dirty condition after your stay, an additional cleaning fee of $250+ or more may be charged, depending on the extent of the cleaning required. MODIFY RESERVATION POLICY Change Fee: A $65 change fee that will apply if you modify your reservation dates. There is no change fee if a guest extends a reservation. Modifications can be made for reservations, but you must notify us 30 days in advance of your arrival date. Modifications made 30 days or less prior to arrival date, will not be approved/accepted under any circumstances. PET POLICY This property is NOT pet-friendly. Violation of our pet policy may result in a $300 fine per pet + cleaning expenses (if applicable). Disclosure of Service Animals is required. Undisclosed or Unauthorized pet(s) will result in a $300 fine per pet. If there are any unauthorized pet(s) at non pet-friendly properties, we will ask you to leave. No refund will be given under any circumstances and you will also be fined ($300 fine per pet). Emotional Support Animals (ESAs) ARE NOT considered Service Animals and are not permitted at non pet-friendly properties. While ESAs are primarily for emotional support, Service Animals are specially trained to perform tasks for handlers with disabilities who require assistance with daily tasks. SAs (Service Animals) are protected under the American Disability Act (ADA). Fireworks Policy (Fireworks are strictly prohibited year-round): It is against both city ordinance and our company policy to have any fireworks at any of our properties. This includes sparklers, poppers, fireworks, etc. Violating this policy will result in fines, responsibility for any damages, and immediate eviction from the property without a refund. PROPERTY DAMAGES/EXTRA CLEANING Disclosure of damages caused to property and its contents must be made to the property manager at the time they occur. Reasonable repair or replacement costs based on the item(s) replacement value and/or labor and materials to repair will be assessed and charged to the guest. We do not allow guests to put anything on the walls (any type of tape, thumbtacks, command strips etc.) if this is done and results in wall damage, you will be charged. Extra cleaning costs: If the house is in a condition where extra cleaning is required. We will charge an extra cleaning fee depending on how the property is left. We ask to please follow check out instructions and all house rules to avoid this. Trash Removal: Guests are responsible for properly disposing of trash during their stay and following the provided trash instructions. If excessive trash is left behind, trash bins are overflowing, or additional trash removal is required beyond normal housekeeping services, an additional fee will be charged to cover the cost of handling and removing the excess trash. QUIET HOURS Fredericksburg City Ordinance/Quiet hours: ***PLEASE READ *** This is a beautiful property that we take pride in, the property is in a quiet residential area with sensitive neighbors, so please understand and respect them. Quiet hours are 10 PM - 7 AM. Absolutely NO parties/events, NO loud outdoor music, NO disruptive outside activities of any kind, especially past 10 PM–this is strictly enforced by the city. If the house is in a condition where a party/event was held at the rental, you will be charged an extra cleaning fee + a $250 fine If local ordinances or property rules are broken and authorities are called there will be a fine of $250 and you may be asked to leave the property. If we are called due to complaints violating Quiet Hours: 1st Offense, without Police being dispatched: Will result in a $250 fine 2nd Offense and/or Police are dispatched: Will result in an immediate eviction with no refund + $250 fine Only a disclosed number of guests are allowed into the property. We don't allow additional guests that are not part of the reservation. We also do not allow visitors that are not pre-disclosed to us prior to their visit. Absolutely, no undisclosed guests, you will be asked to leave and no refund will be given. RELEASE AND WAIVER OF LIABILITY AND INDEMNITY AGREEMENT IN CONSIDERATION for being permitted to enter premises and property for vacation rental or any other purpose, the undersigned, for himself/herself, his/her personal representatives, guests, children, heirs, and next of kin, acknowledges, agrees, and represents that he/she has or will immediately upon entering, and will continuously thereafter, thoroughly inspect such areas and his/her continued presence constitutes an acknowledgement that he/she has inspected house, deck and entire property and he/she finds and accepts such areas as being safe and reasonably suited for the purposes of his/her use, and he/she further agrees and warrants that if, at any time, he/she feels anything to be unsafe, he/she and all guests will immediately notify the host and advise appropriate persons. THE UNDERSIGNED hereby RELEASES, WAIVES, DISCHARGES AND COVENANTS NOT SUE, owner personally and as company or corporate representatives, their members, managers, operators, officials, officers, directors, employees, owners and/or lessees of the premises, all for the purposes herein referred to as “releases”, for all liability to the undersigned, guests, representatives, assigns, heirs and next of kin for any and all loss of damage, and any claim or demand thereof on account of property damage, illness or INJURY to the person(s), or resulting in DEATH of the undersigned or guests, whether caused by negligence of the releasees or otherwise while in or upon the area. THE UNDERSIGNED hereby AGREES TO INDEMNIFY AND SAVE AND HOLD HARMLESS the releases and each of them from any loss, liability, damage, or cost they may occur due to their presence in or upon the area and whether caused by the negligence of the releases, natural risky conditions or otherwise. HOT TUB WARNING: Use of any hot tub, and/or fireplace carries risk that may result in serious injury or death. NO CHILDREN UNDER THE AGE OF 12 ARE PERMITTED TO USE THE HOT TUB AT ANY TIME. The American College of Obstetricians and Gynecologists (ACOG) state that becoming overheated in a hot tub is not recommended during pregnancy. Elderly persons and anyone subject to heart disease, diabetes, low or high blood pressure, strokes, epilepsy or similar afflictions should not enter the hot tub without consulting their physician. Never use a spa while under the influence of drugs or alcohol or if you are taking medications of any kind, or being treated for any illness. The spa should be kept at a temperature less than 104 degrees for personal safety and all bathers must shower before and after use to decrease the possibility of skin problems. DO NOT SIT OR WALK ON THE SPA COVER, or it will collapse. Hot Tub Temperature disclosures and guidelines: - The temperature of the hot tub water should never exceed 104°F. Exceeding this limit can pose serious health risks. Water temperatures above 104°F can lead to dangerous conditions such as heat stroke, overheating, or nausea. Soaking in water that is 106°F or higher can raise the body's core temperature, which may result in heat stroke or impair the body’s ability to regulate its internal temperature. This can be fatal, even for healthy adults. - For comfort, many users find that a temperature between 100°F and 102°F is ideal for soaking. - The hot tub's temperature is carefully regulated for your safety, and adjustments beyond 104°F are not permitted. During the warmer months, hot tubs may overheat despite changes made on the control panel. This is often influenced by the outdoor temperature, which can affect the water temperature. If the hot tub becomes too hot, we strongly advise against using it until it cools down to a safer level. The casita is located on 6 acres. Just 8 minutes from the the 'burg!
