Guest access Guests have full cabin access. There is a paved parking area that can hold 1-2 cars. You can fit another car on the dirt on the side, if necessary. DOGS: Please note this cabin is next to two residential properties and that the neighboring properties have dogs that can sometimes bark. No refunds will be issued for this. Other things to note PET FEE: $50/night/pet (minimum $150 per stay) STEEP DRIVE: The driveway is short, but steep and requires a two-point turn to get in/out. Once you do it a couple times you'll be a pro! 4WD REQUIRED: During Winter, if there is a snowstorm 4WD is required and you may not be able to make it up the driveway without it. There will be no refunds if you can't make it up the driveway to the cabin or bring the wrong type of vehicle for the weather. - The cabin has well water and when first turning the hot water on it can sometimes have a slight sulfur smell. This will go away after a minute or two and is typically just when you first turn it on the first day. After you start using the water regularly it goes away. This is normal. The water is drinkable. - Cell phone service can be spotty in the area, so download the maps offline before arriving. - The community pool and fishing pond are run by a 3rd party and we have no control over closures, etc. that may occur. No refunds will be issued for closures of these amenities. - Fireplace is gas powered and is typically shut off between March/April and October/November. SOME NOTES ABOUT THE MOUNTAINS: - This is the mountains and cell service may be spotty - There may be some twisty roads - This is in the forests and mountains and you will likely see bugs, mice, or furry critters (including bears!). We do maintain the property with regular pest control, but due to the surroundings, or if doors are left open, or food is left outside the house, this can attract critters. - There are no refunds for storms or power outages. If there is a power outage, there will be no water and potentially no heat. Storms can also make roads impassable, so if a storm is in the forecast during your reservation, come prepared with water and non-perishable food, etc. - PLEASE NOTE: Fall/Winter is ladybug season in the Smokies and these little buggers are attracted to heat, meaning your cabin and every other one out there that is warm! They will swarm to the cabin and you'll probably see them alive/dead on windowsills, in vents, etc. Rest assured that your cabin has regular pest control and is professionally cleaned, including bug removal, before and after your stay. However, these bugs come back right away and unfortunately there is nothing that can be done about them until the season passes. A separate rental agreement will be sent out electronically after booking for e signature. Signing of the agreement is required. This agreement outlines house rules and policies.
