Welcome! We are located less than 90mins from the George Washington Bridge (NYC) in Rosendale - between New Paltz and hip Uptown Kingston and 20 mins from Woodstock. The cottage is on 7 acres and located atop a hill. There are 4 bedrooms and 2 bathrooms, heated saltwater in ground pool, large walk-out deck and a fire pit. Bathroom: #1: oversized single vanity and bathtub #2: double vanity and bathtub Things for the littlest guests: we have lots of toys and baby books for the little people. There is a fireplace by the kitchen and wood stove by the Whiskey lounge that is available for use (October to April). Fire place in the King bedroom #1 is decorative only. Most gas stations in the area sell firewood. Pool (summer season only): In ground 16'x35' , Depth - 8' at deepest, 3.5' at shallow, fully fenced and gated. You are welcome to use our pool but please use at your own risk. Pool rules are posted on the gate (no diving, no glass, no running, no food, swim at your own risk) - no life guards or monitoring available. This is a heated pool and heat is set to about 82 degrees. Deck: - Lounge seating - 10ft dining table with two benches and 2 chairs - Gas BBQ - deck is closed during the winter season along with the BBQ. **************** Bookings: - Person booking listing must have prior reviews and must stay during the entire booking duration. - person booking listing must be 30yrs+ - when booking, please supply details about what brings your to Hudson Valley/Kingston. Sorry, NO GUEST ACCESS to the following areas: - 2 sheds in the back of the house - the basement Security cameras - there are 5 cameras on the exterior of the property. 1 outside main entrance, 1 outside basement entrance, 1 near back equipment, 1 in rear east and 1 in rear west - cameras have continuous voice & camera footage recording but are not actively monitored. They allow us to check on the house during emergencies like inclement weather for when house is not occupied- so please do not rely on this for security or monitoring during your stay. please reach out to us via the platform if you need assistance or have questions. We are located in the City of Kingston and in the town of Rosendale. Rosendale is between New Paltz and Hurley. It's a quiet and cute neighborhood (from our property you can see the roofs of three of our neighbors at a distance and Dewitt Mills road in the valley below our property) our neighbours are friendly, kind and respectful people who are full time residents and very much take pride in their homes and its surrounding. There is a golf club nearby (Wiltwyck Gold Club - call them for details), a massive park with whimsical play stuctures for kids (Forsythe Playground). Grocery stores, drugstores and a good amount of restaurants and take-out options within minutes of our house. There are many deers/fawns and rabbits on the property so please drive slow especially on our driveway. The drive up is a sweet scenic way so its not a bad deal to slow down. During snow season please note: please ensure you have 4WD/AWD vehicle. We plow after 6” or more accumulates (provider will not plow until accumulation stops during a storm). Additional plowing is $125 per plow. Sanding or salting is $70 per request - billed to you via the airbnb platform. Our property is on a hill top and the there is a ~ 800 ft of black top driveway/our private road to the house. IMPORTANT: During snow season, you will need an all wheel /4WD drive with good tires. Our private road/driveway will be plowed when there is 6” or more of snow. Rosendale roads near the property are generally single lane two way roads and get plowed after snow storms. We leave a shovel out for you to clear a small path way if needed from the parking shed to the front door. The front door is shielded by a roof as you’ll see in pictures.
