The space The house is a cabin chic style cape cod that has been built with modern luxuries in the rolling hills of the Finger Lakes. The beautiful outdoor gathering spaces to take in the natural setting are equipped with a gas fire pit and a wood fire pit (firewood on sale DIRECTLY on the property!!) and an ample supply of Adirondack chairs to relax on the patio and the yard! There is a gas grill and outdoor eating area that are a perfect place for you and your family and friends to make memories. The 6 person hot tub is a serene place to take in the night sky. The star gazing is unmatched away from the light pollution of the city. The view of the North lawn leads up to our enormous pond that takes up almost an acre of the yard. The pond is immaculate and great for swimming/fishing with a dock on the south shore. SWIM AT OWN RISK. NO LIFEGUARD ON DUTY. Stocked with 5 different kinds of fish and almost 20 ft deep in parts this pond is a budding fisherman's dream. Please make sure to catch and release. We have a 5 person pedal boat that you can use as well at no extra charge The first floor of the house is outfitted with multiple gathering areas and two comfortable bedrooms. The large kitchen is perfect for creating wonderful meals for your group and is attached to a dining area. A peninsula with stools that divides the kitchen and the dinning room serves as a great place for people to hang out and snack while others are cooking. The kitchen is fully stocked with pots, pans, utensils, silverware and anything else you might need to create or enjoy a meal with your guests. The kitchen has all of the appliances you need including a large refrigerator, a dishwasher, a range, a toaster, and a microwave for your use. Around the corner from the kitchen is a comfortable living room equipped with big leather couches, a smart TV, electric fire place, and plenty of reading material. The two bedrooms on the lower level are sheltered from the gathering area and get plenty of natural light. They are close to the downstairs full bathroom that has a bathtub (great for bath time if traveling with kids!) Both bedrooms have queen beds, plenty of storage space, fans, and a sitting chair The 2 upstairs bedrooms have queen beds and plenty of closet space for your clothes/belongings. One of the bedrooms has a full bathroom directly attached to it and is stocked with any bathroom supplies that your group may require. One of the bedrooms also has a small office space in case you need to get some work done with a chair and a desk. There is also a crib in one of the bedrooms if traveling with infants. We have a pack and play on site as well! Both upstairs bedrooms have a portable air conditioner. The basement is not finished but it has a ping pong table, foosball table, dual basketball game, shelving with a plethora of games and activities, kid dart board, and a seating area. Laundry is also down in the basement as well with supplies The space is intended and priced for 8 guests. If you wish to bring more than 8, please inquire about space, additional costs and sleeping arrangements. NO UNREGISTERED GUESTS ALLOWED-Please only bring the amount of guests listed in the reservation. Outdoor Noise ordinance: 10pm Pet fee-$100. Additional charge at booking for more than 1 dog No smoking *Do not leave food outside overnight-bears have been seen in the area on occasion!! Guest access Guests have full access to the rented house The Barn/ Garage to the West of the house is off limits Please pay attention to the signs behind the pond that indicate that you are trespassing and DO NOT go onto that property. Other things to note Early check in or late check out (pending availability) available as an optional enhancement only, inquire for pricing. Otherwise-a late fee will be charged for any time after 10am. We do have exterior motion security cameras on the driveway for security and your safety. Be sure to register all guests staying/present in the home. Airbnb has strict rules about added guests. All additional guests will be billed for! Deep cleaning fee of $500 charged for any unregistered pets. Dogs are ONLY allowed when pre-registered. Pet fee applies. 2 Dog maximum *There will be NO REFUNDS for the hot tub not working properly-it is an added bonus to the property and we don’t charge any extra for heating it or using it. As a part of check out procedures, guests are responsible for making sure all personal belongings are collected. Host is not responsible for forgotten/left behind items. PARTIES/GATHERINGS ARE STRICTLY PROHIBITED-UNREGISTERED EVENTS WILL BE SHUT DOWN BY LAW ENFORCEMENT AND ESCORTED OFF PROPERTY. $500 FEE.
