SEASIDE PARADISE is the perfect gulf coast beachside home . This desirable custom built home is located in the sought after emerald 2 subdivision and is centrally located to restaurants, grocery store, and all activities that Crystal Beach has to offer! It's the ideal spot for relaxing, entertaining and enjoying the gulf views and breezes. Seconds from beach access and plenty of room to enjoy and lounge in the large mezzanine equipped with a large outdoor kitchen, including a 3 sided bar. The space Our 5-bedroom 3-bathroom luxury beach home is perfect for families and friends and can sleep 16 people comfortably . The Kitchen is one of the highlights of our home. The open concept living area extends into the living room and boast of vaulted ceilings and 180 degree views of the coast. We have updated appliance, several spices available, pots and pans to use, Instant Pots, large and small crock pots, blenders and much more so the chef in your group can prepare beautiful meals for the family all while enjoying the million dollar view of the beach. We have high speed internet (fastest available on the peninsula) however when the area is very busy, the WIFI can become spotty. We have Smart TV’s in every room of the house so you can stay caught up on your favorite shows after a beach day of fun. We also have all the baby-toddler amenities including pack and play crib (with 2 sets of sheets), a sound machine, baby monitors, high chair and dinnerware/utensils for the little ones in your family. We also provide an expansive DVD collection, board games, and puzzles for our guests to enjoy during their stay. ESSENTIALS PROVIDED: 1 Roll of paper towels 2 Rolls of toilet paper per bathroom 4-6 coffee pods Dishwasher pods Hand soap Laundry pods to wash up to 3 loads Linens for all the beds Bath & Beach Towels If you need additional supplies the Big Store or DG will have all these in stock. Exterior wise, there is patio furniture on the mezzanine deck for the whole family to enjoy breathtaking sunrises, sunsets and afternoon relaxation while enjoying the ocean views. Grab our yard games and challenge your family to a friendly competition of corn hole or connect four. The occasional rainy beach days won’t stifle your fun because the covered mezzanine & bar area are the perfect place to hang out. You can relax in a hammock while hearing the waves rolling up to the shore. Downstairs there are old-fashioned suspended porch swings to use while the chef is grilling up your favorite meal on our gas grill. As the sun sets, the hanging string lights will illuminate the mezzanine and be the perfect place to end the day at the coast. Before heading down to the beach, we have all your essentials available to you- including coolers to keep your drinks cold, sand toys for the kids, boogie boards, umbrella, a couple beach chairs and towels for the family to use. PLEASE NOTE: As with all southern coastal areas, our beautiful bays, fields, protected coastal wetlands and vegetated sand dunes can foster increased mosquito activity following rain showers or storms in the warmer months. Fortunately, the steady breezes reduce the mosquitoes encountered on our beaches, but you may want to pack repellant in your beach bag just in case! Guest access You will have full access to the entire home, with exception to the owners closet in the master, and the garage. There is a guest lock box that has the keys to the front door which we’ll provide the code to use once it gets closer to the check in date. Other things to note READ CAREFULLY BEFORE YOU CONFIRM RESERVATION - WITH CONFIRMATION YOU ACKNOWLEDGE THAT YOU HAVE READ, FULLY UNDERSTAND, AND ACCEPT ALL TERMS AND CONDITIONS AS OUTLINED IN THIS AGREEMENT BELOW: AGREEMENT- Seaside Paradise is a private family owned vacation home The Owner of home and guest agree as follows: Guest is an adult (over the age of 25) and will be the occupant of the unit during the reservation period. Other occupants will be family members, friends, or other responsible adults; not to exceed the sleeping capacity of 16 people. Use of the property will be denied to persons not falling under those categories violation of this rule could result in eviction and complete forfeiture of security deposit and rental fee. Keys will NOT be issued to anyone under the age of 25. 
 SPECIAL OCCASIONS- Seaside Paradise is NOT available for rental to individuals or groups celebrating Spring Break, Prom, Large Family Reunions, Beach Party Rentals, Graduation. If it is discovered that a reservation was made using false or misleading information the reservation will be subject to immediate termination with eviction of all occupants and compete forfeiture of security deposit and rental fee. Should any damage occur to the property, guest will be responsible for all repairs or replacement necessary to bring the property back to its original condition. NOTICE OF CAMERAS: There are 2 exterior security cameras, one at the driveway and one facing down the steps to the main door. They are motion - sensored and on 24/7. Neither the house interior nor the exterior living spaces are visible to the cameras. If you interfere with the cameras, you will be asked to leave immediately without refund. 
 INSPECTION/CLEANING- The home will be thoroughly inspected (indoors & outdoors) following each and every rental. As the home is a private vacation home, it has several locked closets and cabinets. INSPECTION WILL INCLUDE locked owner's closets and cabinets. DO NOT USE GRILL ON THE DECK. Should any damage have occurred during guest stay, the entire security deposit would be withheld pending determination of monetary retribution for any damages. Any deposit amount in excess of damage cost will be returned to guest within 30 days of damage claim resolution. Should any theft or vandalism have occurred during guest stay, the entire security deposit will be forfeited and guest could face criminal prosecution. Satisfactory inspection of the property will result in total refund of the security/damage deposit no later than 7 days from departure date. 
 GUEST LIABILITY – Guest agrees to accept liability for all damages caused to the property (other than normal use) by guest or family/friends of guest.; including but not limited to, landscaping, misuse of appliances and or furnished equipment. If damages are in excess of security deposit, guest agrees to reimburse Owners for ALL cost incurred to repair or replace the damaged items(s). 
 STORMS / ACTS OF GOD – If a storm is imminent and the local government issues a mandatory evacuation order, Owners will refund tenant a prorated daily amount of the total rental for the days not used in guest’s confirmed reservation. PLESAE NOTE: Refunds and/or peroration will not be made for voluntary evacuation or for cancellations requested due to inclement weather of any kind, acts of God, mosquitoes, beach or surf conditions, poor fishing or other circumstances beyond the Owner's control. 
 MAINTENANCE – Owners strive to maintain property in optimum working condition, but appliance and mechanical problems can arise. No refunds will be given for short-term appliance or mechanical failures. Should a mechanical malfunction occur during your stay, please notify Owner immediately in order for prompt action to be taken (see Contact information attached) Please see notes in SP binder (located in kitchen) for operation of appliances and electronics. 
 ARRIVAL & DEPARTURE- Check in time is 4:00 pm. Owners are happy to allow early check- ins and late checkouts if doing so does not disrupt the arrival or departure of another Guest. Please be sure to advise Owners in advance of your intent to arrive early or depart late. Early check-in may be allowed if property is vacant on day of arrival (upon approval) or if cleaning service does not need to gain entry to prepare property for next guest’s arrival. 
 SMOKING/PETS- SP is a Non-Smoking Home. Violation of this policy will result in complete forfeiture of security deposit (and rental fee in case of eviction). Smoking guests are welcome to smoke on the deck. Ensure cigar/cigarette butts are properly extinguished and disposed. NEVER throw butts and matches in the yard. Unauthorized smoking or fires will be charged the full deposit hold amount plus damages and extra cleaning fees. NO PETS OF ANY KIND are allowed at Seaside Paradise. You will be charged $500+ extra cleaning fees if you bring a pet. This is for the benefit of all guest so that anyone with animal allergies can be confident they will be safe and comfortable staying in our home. 
 VIOLATIONS/DISTURBANCES- Guests and all other occupants will be required to vacate the property immediately, with complete forfeiture of security deposit for any of the following violations: A) use of property for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to any person less than 21 years of age; B) consumption or use of illegal substances; C) loud music and/or disruptive behavior; D) causing damage to the property or to any neighboring properties; E) any other acts which may interfere with neighbors’ quiet enjoyment of their property. 
 FIREWORKS AND CAMPFIRES- Fireworks and campfires are strictly prohibited at - Recreational Vehicles (RVs) are not allowed on property. 
 FISHING- The cleaning of Fish/Crabs/Oysters, etc. Should be done OUTSIDE and DOWNSTAIRS only on bottom level in fish cleaning area. Scales, heads, fins, etc. Should be returned to the gulf. Do not leave fish scales in yard or throw waste in dumpsters. The Fish cleaning station is located on bottom level in back behind garage. Improper storage of cleaned fish in SP fridge, or improper disposal of fish scales, heads, fins, etc. may result in additional cleaning charge. 
 SAND- Be sure to rinse off in the outdoor shower or various water hoses around the house to wash off sand before coming into the house, by doing so you can avoid an additional cleaning fee. 
 AIR CONDITIONER- Please do not turn the a/c below 68 degrees in the summer. A/C BELOW 68 degrees will freeze up and you may be charged damage fees for the A/C trip, repair and water damage. Septic System Seaside Paradise is on a septic system and therefore guest must only flush toilet paper and natural waste down toilet to maintain working order. Any septic issue resulting from improper disposal will be charged to the guest. Non flushable items include: tampons, flushable wipes, paper towels, tissues, baby wipes, feminine hygiene products, and trash. Additionally, although the home is equipped with a garbage disposal its best to refrain from disposing of food debris, grease, etc.. down the disposal as it can result in clogs and slow drainage of the pipes. Dryer- Please clean lint trap on dryer before and after each cycle. Lint is highly flammable . This step will prevent the home from fire and will result in a more effective drying cycle for the appliance. 
 IN CASE OF FIRE- Call 911 immediately. There is a fire extinguisher located in the Mezzanine kitchen for emergency use only. 
 LIFT- There is a lift at the property that is for the owners use only ( due to legal, liability reasons guest are not permitted to use lift) No guest shall operate the lift under any circumstances. The gates to the lift are required to remain locked at all times. The guest will be held accountable for any damages to lift if operated. 
 HOLD HARMLESS- Owners do not assume any liability for loss, damage, or injury to any persons occupying property or to the personal property of such persons. Guest agrees to use extreme caution when occupying property and ensure appropriate supervision of children of all ages at all times. EXTREME CAUTION should be used when climbing bunk bed ladders. Climb at your own risk. NEVER climb ladder facing outward. EXTREME CAUTION should be used when in bunk bed area, being sure to stay clear of windows. Children should never be allowed in bunk bed area without direct and constant adult supervision. Children should NEVER be allowed on deck without direct and constant adult supervision. NO ONE should sit on surface of railings on deck. Owners do not accept liability for any inconvenience arising from temporary defects or stoppage of water supply, gas, electricity, or plumbing. Owners do not accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God or other reasons beyond our control. 
 ADDITIONAL TERMS AND CONDITIONS- The guest confirming this reservation including : his/her heirs, assignors, executers and administrators, fully releases and discharges owners from any and all claims, demands and causes of action by reason of injury or whatever nature which has or have occurred, or may occur to the guest, or any of his/her guests as a result of, or in connection with the occupancy of the property. Guest agrees to hold Owners free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principles, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney’s fees and costs.
