Our spacious gourmet kitchen with professional-grade gas range, stainless steel appliances, designer cabinets and ample utensils for sure will delight chefs and home cooks. Living room furnished with a gorgeous projection system with 120'TV, surrounding sound system, a karaoke speaker with vocal microphones, and a 9 feet shuffleboard table to keep you entertained. There is also a grand piano for those that are talented. Garage being converted to game room boasts a ping-pong table, foosball, and arcade basketball. Take a rest between games at the sectional sofa whenever needed. On the sprawling first level, you will find a suite with a private bathroom and direct access to backyard. On the other side, you will find a primary bedroom with a wall of windows. The third bedroom is furnished with two twin xl beds. The adjacent full bathroom in the hallway offers convenient access. The little ones will love the loft beds in kids' room with Arcade games. Upstairs boasts a luxury 1100+ square feet suite with a deck overlook the backyard and Penn Cove. Indulge yourself in the sectional top grain sofa and enjoy streams from artistic TV, or play games through the Nintendo switch dock (bring your own Switch), The master bedroom and murphy bed in the adjacent room are convenient for early parents with younger kids. By booking your rental of this property, you (guests) acknowledge that you (guests) have read, understand, and agree to be bound by all the terms and liability waivers below. 1. 【NO PARTY OR EVENT】 As per AIRBNB policy, no party or event is allowed. To protect our guests’ safeness and privacy, security cameras are installed at front yard to overlook the entire property but will not see inside the house or the backyard. Only noise and motion sensors are installed at the backyard. IF the hosts receive alerts or neighbor’s complaints, we will report to Airbnb to evacuate the party groups based on Airbnb's policy. $300 fines will be charged for violating this rule. 2.【MINIMUM AGE FOR BOOKING】 Minimum age of guest for booking is 21 years of age. 3. 【NO UNREGISTERED GUESTS】 Please be exact with the head count of your group. We do NOT allow unregistered guests as visitors to the property. The maximum number of guests is for adult count. Children older than 13 will be considered as adults. We do not have specific limit on the counts for babies and children younger than 13. But we currently do not provide cribs and/or bed safety rail. IF you have young children in your group, please make sure your children can safely sleep. 4.【QUIET HOURS 9PM-8AM】 The property is in a peaceful neighborhood with many retired seniors. Quiet hours are from 9pm-8am. You are welcome to stay outside during quiet hours but please be quiet to respect our neighbors. Also please do NOT cross into neighbors' property. 5.【NO SMOKING】 Smoking is prohibited inside the Property (including porches, decks) at any time. Washington state law prohibits smoking within 25 feet of entrances, exits, open windows, and ventilation intakes. Air quality sensor is installed inside the property. Marijuana is absolutely not allowed as our staff is severely allergic to it. IF any signs of smoking are detected, the guests agree to pay a $300 violation fee. 6.【NO ANIMALS】 Pets including service animals are NOT allowed except as specifically authorized in your reservation. $1000 refundable security deposit and $100 non-refundable cleaning fee shall be required for specifically authorized animals. 7. 【NO SHOES】 Cleanliness is our top priority. Often, we host families with babies who may crawl on the floor. We appreciate that you are respectful for babies’ needs and kindly remove your shoes at entrance. We reserve the right to charge deep cleaning fee IF being violated. The property has Hydronic Floor Heating system installed. It will be felt warm and comfortable with bare foot. 8. 【USE HOT TUB AT YOUR OWN RISK】 CDC Guidelines: Stay out of the water if you are sick with diarrhea. If you have cryptosporidium (also knowns a Crypto), DO NOT go in the water until 2 weeks after diarrhea has completely stopped. Shower before going into hot tub. The guest will be charged an additional $200 if draining and sanitizing the hot tub is needed due to violating those rules. Use at YOUR OWN RISK. Do NOT let children less than 5 years of age use hot tubs. Children older than 5 years shall not use the hot tub without being accompanied by adults. If pregnant or cardiovascular disease or other disease, consult a physician before hot tub use. Maximum Capacity: 6 Adults. Do not exceed the manufacturer's limit. Never have more than 6 adults in the hot tub at the same time. Guests are responsible for any damage resulted from not following the rule. A good recommendation is between 15 and 30 minutes in your hot tub. As an absolute maximum 45 minutes to 60 minutes is recommended. Anything over an hour is considered risky. After each use, please make sure the hot tub cover is strapped down as weather may turn windy. 9. 【USE LOFT BED AT YOUR OWN RISK】 Use at YOUR OWN RISK. Due to the inherent risks associated with the height of the loft bed, children under the age of 10 and other guests who are incapable of safely using the loft bed or its ladder may not use the upper bunk or loft bed or the access ladder. The loft bed shall always be used with abundant cautions and shall be used for sleeping purposes only and NOT for play. 10. 【DO NOT UNPLUG TV PROJECTOR SYSTEM】 Please DO NOT disassemble or unplug any wires or cables connecting the TV projector, speakers and controlling devices etc. IF being violated, the guests will be charged $100 for inspecting and re-set up the TV projector system. If you have any questions with the TV projector, please feel to text/call the hosts. We will be more than happy to help! 11. 【USE YOUR OWN ACCOUNT FOR STREAMING】 Streaming is available with guests' own accounts. Please log out after your use. 12. 【DO NOT MOVE FURNISHINGS AND MATTRESS】 Please DO NOT move any furnishings including mattresses during your stay. If you do need to re-arrange any furnishings and mattresses, please return them to where they originally are at your own efforts. IF being violated, the guests will be charge $60 - $200 for labor fee depending on how many furnishings our house keeper needs to move back. 13. 【NO FOOD OR DRINKS ON GRAND PIANO】 Please DO NOT place any food or drinks on the top of the grand piano. 14. 【NO FOOD SCRAPS IN DISHWASHER】 Please make sure food scraps/left over go into trash. Do not put dishes with food scraps in the dishwasher. 15. 【BE AWARE OF THE BLUFF】 The property sits above the beautiful Penn Cove bluff. To reduce interruption to coastal bluff and unblock the views, we currently don’t have structured fences in the back yard. Please warn your young children of the potential falling hazard of the bluff in order prevent accidents and injuries. To protect their safety, young children shall be accompanied and closely supervised by adults when playing in the backyard. 16. 【EXTINGUISH OUTDOOR FIREPIT】 Please make sure that the fire had been extinguished after using the outdoor firepit. The usage of firepit is prohibited during the burn ban in the summer. We will notify guests regarding the specific dates for the burn ban as soon as the County releases the announcement. 17. 【PARKING AND VEHICLE CHARGER】 There is free parking for 4-5 vehicles. Outdoor parking ONLY. Please refrain from blocking propane tank in case it needs refilling. An electric vehicle charger is available for guest use. No additional charge. 18. 【LIABILITY WAIVER】 You acknowledge that your use of the Property and its amenities may carry inherent risk, including risk of bodily injury, illness or disease, disability, or death. The property and its amenities include but not limiting to the coastal bluff, hot tub, loft bed and its stairs, stairways to second floor, Kitchen appliance and utensils (sharps) and natural habitats for wildlife etc. You agree that you voluntarily, willfully, and solely assume those risks and full responsibility for the choices you make before, during and after your use of the Property and its amenities. You also acknowledge and agree that you and any other adult occupants are fully and solely responsible for closely supervising and protecting the health and safety of all the minor occupants throughout the duration of your stay. Hosts/owners are not responsible for any accident, injure, illness, or loss of personal properties occurs while on the premises or its facilities, or during the duration of the reservation. 19.【SELF CATERING】 We will provide supplies including toilet paper, body wash, shampoo, conditioner, dish wash detergents, garbage bags etc. for average/normal use during your stay. Extra supplies will need to be purchased from the store at your cost. 20.【NO EARLY CHECK-IN AND/OR LATE CHECK OUT GAURANTEED】 Early check-in and late check out is approved case by case and NO guarantee. It depends on our house keeper’s schedule also if there is a same day turn over. IF late check out is approved, additional charge for check-out between 12PM- 2PM is 30% of the nightly fee. Check out between 2PM - 5PM, 50% additional charge. No later than 5PM. Our listing allows same day booking, we have to pay for urgent cleaning for late check out. 21.【LOST AND FOUND】 Please take ALL of your personal belongings with you before check-out. If you leave anything behind, we can help to ship them back to you if needed. But we will charge $60 handling fee plus the shipping fee. Shipping receipt will be provided.
