Just steps from your back door. 🛏️ Layout Highlights • Open-plan main floor: Living, dining, kitchen, full bath • Upstairs: King master + 3-twin guest room • Basement game/bar room: Futon + bean bag bed (sleeps 2) *The basement wood stove is not for guests' use* About 300ft behind the house, the river is ready for a multitude of activities. The property's waterfront is adjacent to the neighborhood beach. Please be respectful to our neighbors using the beach. This is a dog friendly beach so there will likely be dogs present. **Our property line ends at the natural high water line (where vegetation ends), typically where the soft sand starts. Per the Maine Law Review - Maine Principles of Ownership Along Water Bodies, the public has the "right to fish, fowl, and navigate". We have 2 Single kayaks available to rent for a flat fee of $100 per stay. Please reach out to your hosts if interested in renting. Guest access Guests have access to the entire property excluding the garage, outbuilding, and basement utility room. If an electrical breaker trips, please notify us through the Airbnb app. Other things to note 🐶DOGS: -We only allow dogs, no cats or any other pets allowed. -All dogs must be included in your booking request and receive approval. -Max 3 dogs per stay. There will be a $75 pet fee upon booking. -Please note, we do not have a fenced in space. -Dogs must be fully housebroken. If any pet damage is incurred, an additional fee will be applied. -Please beware of wildlife. -If the dog does not do well alone, we ask you to please crate or contain the pet if no one is present. DISCLAIMER: One camera is located on the front porch (facing the driveway) of the cabin. No cameras are present indoors or in private areas. We also have 3 motion sensors (main living room/backdoor/basement) for security purposes. The well water is not drinkable (okay for dishwashing and bathing). Please use the small kitchen faucet next to the sprayer for drinkable water (reverse osmosis). Driveway or walkways may be icy or slippery during colder months. Please use caution. Our plow contractor will plow 4" or greater. There will be ice salt available to use. Be aware of hunting season (November). Use caution with children and pets.
