Your family will be close to everything when you stay at this centrally-located place 1200’ through the park to all attractions!! 2 miles to Fort Ticonderoga, seasonal ferry to Vermont, Amtrak station and boat launch on Lake Champlain & Lake George. All of the fine details to have of a wonderful stay in the foothills of the Adirondacks have been taken care of. The year round hot tub is always a treat and plenty of firewood is provided for making smores at the firepit with the kids! This home is the ultimate family gateway and a great place to celebrate with friends and family. The deck & yard feature everything you could want in a space to relax and make memories. The Livingroom and dining room are favorite places to hang out. Guests have full access to the property accept the attached two car garage. Tons of parking, year-round hot tub and firewood is provided for the firepit, We are always available if you need anything during your stay Located in the center of historic Ticonderoga, where Lake George flows into Lake Champlain via La Chute River, our private four-bedroom family getaway is 5-minute walk away from restaurants, shops and attractions, but with the feeling of being worlds away. A perfect place for family, friends and a romantic getaway. Come enjoy all the Adirondacks have to offer. The Space The main floor is one step on the front deck and another into the home entering into a spacious dining room with wet bar, ice machine and drink making utensils. The back door is accessed from the rear deck and has a small 6” step into the home. The first floor is handicap accessible. Entering the back door is a fully stocked galley kitchen with washer & dryer. Full sized double door refrigerator, convection oven, microwave, air fryer & disposal. A small hallway brings you to a ¾ bath with 5’ shower. The master bedroom is at the end of the hall boasting a king-sized bed, tv & luggage rack. Upstairs you'll find three bedrooms and a full bathroom. One bedroom referred to as the “BOQ” has a Queen Bed, TV, nightstand & luggage rack. The third bedroom… “Girls Room” has a queen-sized bed and a futon, nightstand, TV and luggage rack. The Fourth bedroom has a queen sized bed and a futon. We advertise sleeping 10. The ceilings are low on the second floor. The walls are insulated between the bedrooms as we know what its like to have adolescents who like to yell at the x box and they don’t travel without it. Main Attraction The house boasts a semiprivate rear deck with park view where you can enjoy the Holiday Fireworks. Relax in the six-person hot tub rain or shine! Don’t forget your slippers & robe. A three-season restroom available from May 15th-October 1St is adjacent to the hot tub. The covered grill area boats a new 4 burner propane grill. The adjacent seasonal 3 bay bar sink is available and has a cutting board. A karaoke Machine & WIFI Projector are available and fun on the deck during the summer. We ask guests to maintain some noise control on the late hours. In Winter, Ticonderoga's Bicentennial Park has an awesome sledding hill and ice skating rink right across the street about 300’ away. We have a fleet of plastic sleds for you to use at your own risk. You access the snowmobile trails across the street as well. Ice fishermen & hunters are welcomed. Can recommend local summer fishing charters and year-round guide services. Guest access You'll have full access to the house and yard, including outdoor toys like fishing poles during summer and sleds during winter. seasonal fire pit. There is room for 8 cars in the driveway. We can accommodate 3 full sized trucks with bass boats. The garage has a dedicated GFCI receptacle and so does the front of the house for boat charging or charging your electric vehicle. Just bring a 25’ extension cord and you should be all set! Other things to note Lake George & Champlain Access: The property sits just uphill from Bicentennial Park & The LaChute River, which connects the northern end and outlet of Lake George and the southern end of Lake Champlain through many falls and rapids. The river drops about 230 feet in its three and a half-mile course, which is a larger drop than Niagara Falls. Boat launches for Lake George and Lake Champlain are about four miles away. Additionally Monitor Bay is about 10 minutes and Port Henry takes 20 minutes. A cartop boat launch just after the last falls is about 500’ from the property and is a great place to put your Kayak in the river that Leeds to Lake Champlain. For the adventurous, a mile paddle downstream you will enter a marsh right in from of Fort Ticonderoga. A great place for pictures and always a chance to see beaver, river otters & mink. All boat launches are free, but the Lake George Park Commission charges a fee based on boat size. The launch at Mossy Point Lake George is typically open sunrise to sunset in season. All other launches are 24 hours. All boat launches have a boat washing station. If you are headed from the south via I-87 stop at the NYS rest area between exit 18 & 19 and get a clean boat while you have a rest stop.
