You will have our entire 700 sqft property all to yourself. It is on the 2nd floor of our 2 story triplex. Bedrooms and Bedding: King pillowtop bed in the master bedroom and both living room sofas convert into comfortable full size beds. There are extra sheets,comforters & pillows for the sofa beds. AC/Heat Central AC and heat throughout the home (one of the only properties by our beach to have AC) Parking: You will have 2 reserved parking spots in our driveway. (1 in garage + 1 in front of the garage) Overnight parking is also available on some streets in our neighborhood. There are signs posted regarding street parking regulations. Televisions & Entertainment: 2 Smart HDTV's that stream network and cable channels with Youtube TV. WIFI Free WIFI is provided across the entire home. WIFI Speed: Upload 10 mbps: download 200 mbps. (speed will vary depending on number of devices connected to WIFI) Kitchen & Cooking: Fully remodeled kitchen that comes with large and small appliances and stocked with many of the essentials. Work Desk San Clemente designed work desk. Amenities: You will have access to our shared laundry room that takes payment for laundry via an app. You will also have access to our shared backyard. Easy Check In/Out Self check in via our keypad. You can check in anytime after 3pm. Here are just some of the many features of our townhouse: • Shared backyard garden and seating space • Full kitchen with cooking supplies, oven, microwave, pots, pans, skillets, cups, wine glasses, plates, bowls, utensils, knife sets, sugar and more. • Iron with Ironing board. • Blowdryer • Coffee Maker with coffee, sugar, & mixers. • Tea Kettle • Toaster • Blender • Microwave • Hand Towels • Bath Towels • Wash Clothes • Toiletries • Multiple USB charging stations. • 2-4 beach chairs for your convenience (in the closet) • Much more. Guest access You will have our entire 700 sqft property all to yourself. It is on the 2nd floor of our 2 story triplex. We own the entire triplex. Here are the other 2 units in the building. If you borrow it—return it. If you turn it on—turn it off. If you make a mess—clean it up. If you move it—put it back. Basic stuff, but it goes a long way. 🪪 ID Verification If you booked outside of Airbnb, we’ll send you a secure link to upload your driver’s license and credit card. The name on both must match the reservation holder. All sensitive info is deleted after check-out. Why? Because these platforms don’t share ID verification with us. It’s how we protect our home and ensure smooth, safe stays—especially for first-time guests. 🔧 Resolving Issues & Refund Policy We fix problems—we don’t hand out refunds for fun. If something comes up, message us right away. We’ll take action to get things back on track. If a guest refuses our help or reports issues only after check-out, they forfeit any right to compensation. If you leave early without an approved change to your reservation, no refund will be provided. ❌ Cancellations You can cancel any time before or during your trip, but charges apply per the cancellation policy shown in your reservation. Leaving early without an approved alteration = no refund. If your reservation is canceled during your stay (by you, the platform, or us), the stay is over. Guests must vacate the home within 30 minutes. Staying longer = $100/hour + 3x nightly rate, and we reserve the right to notify authorities and pursue legal action if necessary. 🔑 Access Our team may occasionally need to enter the property for maintenance. We’ll always be respectful and aim to give notice in advance. ⏰ Check-In Check-in time is listed in your booking. Want early check-in? We may be able to accommodate for $25/hour. Message us after 9 AM on the day of arrival with your request. If approved, we’ll send a payment link and your early access code. ⏳ Checkout Check-out time is firm. Need a little extra time? Message us by 10 PM the night before, and we may approve late checkout for $25/hour (up to 4 hours). Unauthorized late checkouts = $100/hour + 3x the daily rate, and may result in removal to prep for incoming guests. 👥 Occupancy Do not exceed the maximum number of guests. Extra guests will be charged $300 per person per day. 🧹 Damages & Missing Items If something breaks or goes missing, we’ll ask you to cover the cost and any fees for replacement. Thanks for helping us keep the home in great condition. 💸 Discounts Our pricing is simple, honest, and competitive. Best rates are always listed online Weekly/monthly stay discounts apply automatically Returning guests get 5% off 🧽 Housekeeping & Excessive Cleaning We clean before your arrival and after you leave. If an excessive mess is left behind, an extra cleaning fee will apply. 🗝 Lost Keys Keep all keys/devices safe: $250 for lost electronic FOBs $250 for lost garage remotes $50 for lost standard keys 🚫 Liability Use caution around stairs, loft ladders, and sharp corners. We’re not responsible for injuries, accidents, or lost items during your stay. 🎒 Luggage Storage We don’t offer on-site luggage storage. Services like Bagbnb or Radical Storage can help—check them out online for convenient drop-off locations nearby. 👶 Minimum Age The reservation holder must meet the minimum age listed in the booking. 🔇 Noise & Behavior This is a peaceful property—not a party pad. No loud noise or music, indoors or outside. Noise is monitored with privacy-compliant NoiseAware devices, and outdoor cameras operate 24/7. If a party or disruptive behavior occurs, you’ll be asked to leave and charged accordingly. 📦 Packages & Mail Please do not send mail or packages to the property. Use Amazon Lockers, UPS, FedEx, or USPS hold-for-pickup services instead. 🚗 Parking If you have a reserved space, only park there and ensure your parking pass (if required) is visible. Unauthorized parking may result in towing at your expense. 🐾 Pets Some homes are pet-friendly—check your listing to confirm. If allowed: $199 fee for up to 2 pets $398 fee for 3–4 pets No pets on furniture Clean up any shedding Damage or extra mess = additional fees 🚭 Smoking No smoking or vaping—indoors, patios, outdoor spaces, or anywhere on the property. Evidence of smoking = $500+ charge. Tampering with smoke detectors is illegal and also subject to $500+ charge. 🧾 TERMS OF STAY & INNKEEPER AGREEMENT Permanent Residence Requirement By staying here, you declare and affirm that you have a current, valid permanent residence elsewhere, and that this stay is not your primary residence. You may not use this property for mail, identification, employment, school enrollment, or any address-based purpose. Transient Use Only You declare that the sole purpose of your stay is transient, temporary lodging, similar to a hotel stay. You acknowledge that this is not housing, not a domicile, and not a residence. Hotel Relationship Only You acknowledge and agree that your relationship with the Host is strictly an owner–guest / innkeeper–lodger relationship, not a landlord-tenant relationship. You expressly waive any rights or protections normally associated with tenancy. ⏰ CHECK-IN, CHECKOUT & OVERSTAY POLICY Reservation Dates Your check-in and checkout dates are listed in your booking confirmation. Requirement to Vacate You agree to fully vacate the premises by the checkout time or immediately if the reservation is canceled or terminated by either party. Overstay Penalties If you refuse to leave or overstay your reservation, the following charges and actions apply: $100 per hour, plus 3× the nightly rate You are responsible for all costs related to removal, lock changes, and property access control Police involvement and legal action will be initiated if you refuse to vacate Staying past checkout does not create tenancy or occupancy rights under any circumstance. 👥 Third-Party Bookings The person booking must be the one staying and present at check-in with a valid ID that matches the reservation.
