For adventure, the Samuel Justus Bike Trail is only a few minutes bike ride and OARS Kayak rentals is located just steps from the property. The space Peaceful Riverfront Retreat | Private Deck & River Access Cozy, peaceful riverfront home located on a quaint street with beautiful views of the Allegheny River. Enjoy stunning sunrises from nearly every window and relax on your private deck overlooking the water. Guests have sole access to the lower unit, which has its own private entrance and attached deck. The upper and lower units are separated by a locked door in the basement (locked on both sides for privacy). The backyard along the river is shared, offering plenty of space to relax with both an upper and lower yard. Enjoy two fire pits, and complimentary firewood is provided for cozy evenings by the river. We want our space to feel like home away from home, so we have tried to provide thoughtful touches throughout. Inside you’ll find: • A well-stocked kitchen with more than just basic spices and condiments • Quality, non-toxic cookware • Washer & dryer with hypoallergenic non-toxic detergent • Comfortable queen bed for a restful night’s sleep • Queen memory foam sleeper sofa for additional guests • Quality cotton linens and towels We use non-toxic, fragrance-free cleaning products, and all pillows and mattresses are fully encased for cleanliness and guest comfort. Relax on the deck with your morning coffee, grill dinner outside, or simply take in the peaceful river views. Extras include: • Washer & dryer • Bathroom essentials & toiletries • Paper towels & garbage bags • Keurig and drip coffee maker with coffee provided • Throw blankets • Extra sheets, pillows & blankets Great Location for Outdoor Adventure and close to town. Located just minutes from charming historic Franklin, you’ll find unique shops, local restaurants, festivals. Looking for adventure? Take a kayak or canoe trip with OARS, located just steps away. Bring your bikes and ride the Samuel Justus Trail, only a 4-minute ride from the property. Whether you’re visiting family, attending a local event or festival, or simply exploring the area, this is a perfect location. The unit has no stairs and includes a ramp entrance, making it accessible throughout. Grab bars are installed in the shower and near the toilet. Please message us with any accessibility questions. Pet Policy Well-behaved, house-trained dogs are welcome. • $85 pet fee • Maximum 2 dogs under 50 lbs • No cats Pets must be included on the reservation. Unregistered pets will incur a $100 fee per pet. Additional cleaning due to pets (carpet cleaning, stain removal, or damage) may result in a minimum $175 fee or replacement cost. Please note: • Pets are not allowed on furniture (beds, couches, chairs). • If left alone, pets must be crated or kenneled. • Please clean up after your pet and dispose of waste properly. House Rules ABSOLUTELY no smoking, vaping, or drug use inside the home. Any evidence found indoors will result in a $500 cleaning fee. Guest access Guest will have access to the complete lower unit of the home, with its own entrance, parking, kitchen, washer/dryer, spacious deck with ample seating, this unit is connected to the upstairs by a door that is key locked on both sides. The back yard and two fire pits are common areas and shared with guests staying upstairs. Other things to note We’d love to host you at our peaceful getaway. The Franklin Area is famous for its beautiful, historic downtown bike paths, amazing fishing, stunning hikes, unforgettable canoeing and kayaking Allegheny River and French Creek tours offered at Oars conveniently located next door.
