With clear porch views of the intracoastal waterway and just steps from the breathtaking tree-lined Shore Drive, this spot is a cozy slice of home on steroids! A short drive to the boat ramp, bring your boat, kayaks, jet-skis and the like along - we have enough parking for your boat trailer! Amazing shade with glimmers of sun is available in gobs on the brand new private backyard patio, with BRAND NEW hot tub, wood burning fire pit and charcoal BBQ. The house is equipped for longer stays, with a stocked kitchen, laundry machines, and cool games like a professional shuffleboard table!! Enjoy your coffee in the shade or a drink in the sun! THE PROXIMITY: Minutes walk or drive to the best parts of the St. Augustine south neighborhood and a 15 minute drive north to historic downtown St. Augustine! THE SPACE: The home sleeps 8 in 1 King, 1 Queen and 2 Twins, plus a Full Size pullout couch. The kitchen is equipped to service 8 people and cook together for a great night in! The TV's are Smart TVs, so simply login to your Netflix, Hulu or HBO account to enjoy your favorite movies and shows. AMENITIES: Linens and towels included. Brand new hot tub! THE LAYOUT- This home has a solid 3/2 layout: MASTER BEDROOM: King size bed with en suite bathroom with walk in shower. 2ND BEDROOM: Queen size bed 3RD BEDROOM: 2 Twin beds HALL BATH: Between 2nd and 3rd bedroom with shower/tub combo. PULLOUT COUCH; Full size pullout in living room. OPEN LIVING: The kitchen is situated adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days. PARKING: There is plenty of off street parking in our driveway and room for a boat trailer! LAUNDRY: We offer laundry machines in the shed at the top of the carport with washer and dryer, starter laundry pods + dryer sheets, iron and ironing board and some basic cleaning supplies for your convenience. HISTORIC DOWNTOWN ST. AUGUSTINE: Just a 15 minute drive south is historic downtown St. Augustine! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine. This home is situated 15-20 minutes from St. Augustine Beach! You can also drive to one of the public beach accesses in Crescent Beach to park and walk on. TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $99. This fee acts as insurance for minor damages and covers you up to a max of $1000 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements. WEEKLY SERVICES: There are various service providers that visit and maintain the exterior of the property on a weekly basis and the days they visit vary from week to week. These services include lawn care, exterior pest control, trash handling and where applicable, pool and spa cleaners. Some properties may have other specialty service providers. If you see them outside, they are just on site to do their job and keep the home in its best condition for the enjoyment of our guests. Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7. Guests must be 21 or older to book. NOISE LEVELS: There are residents all around on all sides as this is a residential neighborhood. Please respect their right to quiet enjoyment by keeping noise levels down and observing quiet time per St. Johns County ordinance from the hours of 10pm until 8am. Pack N Play Available Upon Request with 48 hours notice. Dog friendly only. 2 dogs total allowed, with maximum weight of 50 lbs each. Our dog rent fee is $30.00/Dog/Night, $175.00/Dog/Week, with a maximum of $300.00/Dog/Month. -This fee is added on to your total after booking confirmation. -The fee doesn't cover damage caused by your pet. We will provide photos and a handyman quote to fairly assess repair charges. -Pets must be fully housebroken, freshly bathed prior to arrival and treated with flea and tick meds within 30 days of check in. -Please share with us any details regarding weight, age, if crated when left alone, if allowed on furniture. If you are bringing a dog, please reach out to us directly about our policy and fees!** LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee. Rental Agreement Please read the rental agreement carefully you will be required to sign this rental agreement before you begin your vacation. By signing this agreement, you are agreeing to adhere to the house rules contained in this link: Any monies received by the property manager LLC for occupancy of vacation property indicated the acceptance of the terms of our vacation rental agreement in full. All policies are strictly enforced. It is the responsibility of all guests and members of their party to be familiar with all policies pertaining to rental. Reminders Check-In Time: We ask that guests arrive and complete check-in before 10:00 PM. Please be aware that our team needs time to rest as well, and this helps us serve you better. If you have plans to arrive after 10pm, please let us know to ensure you know the back up method in the case you need it. Office Hours: Mon–Fri: 9:00 AM – 5:30 PM EST Sat–Sun: 10:00 AM – 2:00 PM EST If you require assistance during this time, we are here for you! Renter requirements For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit card holder. This person is considered to be the guest. Down payment/ payment Final payment will be required prior to checking-in to your vacation rental. Damage policy As a condition to the rental of all vacation properties, the property manager LLC reserves the right to charge the guest's credit card for any and all uncovered guest/invitee caused losses and damages sustained to the vacation property throughout the duration of their period of occupancy. In the event of any uncovered guest/invitee-caused loss or damage to the vacation property, including, but not limited to, undue cleaning, eviction, service calls, service charges, fines/assessments, repairs or replacements, plus all applicable taxes, the property manager LLC is hereby granted the right to charge the guest's credit card. By written or electronic endorsement of this agreement, the guest hereby agrees to pay for all such charges, as defined above and on the proceeding pages. Upon arrival If there are concerns or issues with your rental property, please immediately contact our office (leave a message if there is no answer). No refunds or considerations are given unless we are notified of problems during your stay. Emergencies/ maintenance If it is after office hours we will make every effort to return your call as soon as possible. Arrival time Check in is at 4:00 PM. An early arrival may be arranged, pending other reservations and the housekeeping schedule. Please contact us prior to your arrival to make these arrangements. Unless you have specifically arranged for an early arrival time, please do not arrive at the property before your schedule check in time. Departure time Check out is at 11:00 AM. Your prompt departure is appreciated so we can prepare the vacation rental for any incoming guests. A late departure may be arranged, pending other reservations and the housekeeping schedule. If you have not arranged for a late check out, you may be charged a fee for each hour beyond 11 am you are still on property, at a minimum of one hour. If the cabin has not been vacated by 4:00 PM, a fee equal to the rental rate of one day may be assessed. Cancellations the property manager LLC does not issue refunds due to acts of nature such as: weather, road conditions, snow conditions, power outages or forest fires. Hurricane/ natural disasters Due to our beachside location in Florida, we experience potential hurricanes and other natural disasters. In the event of mandatory evacuations issued by St. John's County due to an imminent threat from a hurricane or natural disaster, we will provide a full refund for your reservation. You may also choose to move your stay to another set of comparable dates, provided that you inform us at least three days prior to your scheduled check-in date. Once we receive your request, you will have 24 hours to select your new dates. Please note that we do not offer reschedules or refunds for cancellations due to hurricanes or natural disasters, regardless of the circumstances, with no exceptions to this policy. If you choose to cancel your booking without eligibility for a refund and we successfully rebook your reserved dates, we will refund you for the rebooked nights. Packages/ mail We are pleased to offer package acceptance for our guests during their stay at the property manager. Please note that we accept packages from UPS, FedEx, and Amazon. However, we do not accept mail or packages delivered by the United States Postal Service (USPS). Failure to comply with this policy may result in the termination of your reservation. Number of Guests Change in number of guests/conduct of guests: guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. Unauthorized people at the vacation rental at any time could result in extra charges for each additional guest, in addition to any and all damage, disturbance, and cleaning charges. The rental is not intended for parties, nor gatherings at any time of anyone except those who have paid to occupy the property. Exceptions are made on an individual basis - please contact the property manager LLC for prior approval. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed. Please inform us of any change in the number of guests before your arrival to avoid these charges and so the cabin can be prepared appropriately for your group. No exceptions or refunds are given for changes in the number of guests after your arrival. Linens & towels Towels, sheets, pillows and blankets are not meant for outside use. Smoking/ drugs Smoking and drugs are not permitted in any the property manager LLC property. If there is any tobacco or drug smell or evidence after your departure, you will be charged an additional cleaning fee. Oil lamps and incense are not permitted due to the long-lasting odor. If these policies are violated, there will be a charge for excessive cleaning. Plumbing Do not put any feminine products in the toilet. Plungers are provided if a clog occurs. Please do not pour grease down the drain. Right of entry Guest(s) agree that the property manager LLC reserves the right to enter the rental property any time to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or improvements as we may deem appropriate. Security & safety risks Always lock doors and windows when you leave the vacation rental! When you rent the vacation rental, you assume responsibility for it and its contents, as well as your personal property. Always lock the doors and windows when you leave the vacation rental. the property manager LLC does not assume any responsibility for injuries resulting from your failure to use due caution. Children must be supervised at all times. Candles are not allowed due to fire hazard except citronella candles in buckets outside or supplied emergency candles in case of power outage. Indemnification & hold harmless While the property manager LLC and its property owners strive to maintain vacation properties in the finest condition, no guarantees are expressed nor implied regarding suitability or for any particular purpose. All guest(s) and their invitees use the vacation property structures and premises at their own risk. the property manager LLC and its property owners shall not be held liable or otherwise responsible in any way for injury to any guest and/or their invitees that is caused or permitted to be caused by the intentional or unintentional acts of said guest(s) and/or invitees, or by the failure of structures, appliances, (including hot tubs and bbqs) furnishings, and/or other equipment, whether by malfunction, misuse, acts of god/nature, and/or are otherwise naturally occurring. No guarantees are expressed nor implied as to the suitability of utilities and other services provided to the vacation properties and adjacent structures and premises. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the vacation property and/or its contents. the property manager LLC and its property owners shall not be held liable nor otherwise responsible in any way for allergic reactions to guest(s) or invitees, caused or permitted to be caused by materials utilized in the manufacture of the vacation property and/or its contents, nor from mold and/or airborne spores, nor from pet/animal allergens, nor from chemical agents including, but not limited to appliances, linens, carpeting, utensils, fixtures, hot tubs, and/or other equipment. By written or electronic endorsement of this agreement, guest(s) and invitees hereby agree to forever hold-harmless and indemnify the property manager LLC and its property owners from and against all claims, demands, loss, liability/responsibility of any kind and character, including cost of defense, arising out of or in any way connected with the guest(s) use of the property. Pet Policy and Liability Disclaimer Guests are required to comply with all local and state laws regarding pets during their stay, including: 1. Leash Requirements: Per St. Johns County Ordinance 2017-36, pets must be kept on a leash at all times when outside the rental property unless in a designated off-leash area. 2. Owner Responsibility: Per Florida Statute § 767.04, pet owners are liable for any injuries or damages caused by their pets, regardless of prior behavior or knowledge of aggressive tendencies. As such, the property owner(s)and the property manager, LLC assume no liability for any claims, injuries, or damages related to a guest’s pet. Guests agree to indemnify and hold harmless the property owner(s) and the property manager, LLC from any such claims in accordance with Florida law. Failure to comply with these policies or applicable laws may result in local fines and/or penalties under this rental agreement, including eviction without refund. By signing this rental agreement, you acknowledge that you have read, understand, and agree to all terms and conditions outlined herein. St. Augustine South is a treasured residential neighborhood that is centrally located off of US1 near all of the conveniences you need! We recommend renting a car for your stay.
