Kitchen has everything you need to cook and serve a meal and is open to the dining area/living room w/ sofa bed & gas fireplace. Mountain view. Private deck, washer/dryer, onsite hot tubs, 2 parking passes! BUILDING and AMENITIES: + Property is located on second floor but there is the ability to park on the same level, with just a few stairs to access the unit + Availability to park two cars in outdoor parking lot. + Two indoor hot tubs and one outdoor hot tub located 1 level up. + Outdoor communal area with picnic tables and grills. Summer Access - The 4 O'Clock ski run serves as a hiking trail so the National Forest is out your front door for hiking and biking! The Sawmill Reservoir trailhead is also directly across the street. Winter Access - Located directly on the 4 O'Clock ski run (dependent on snow pack, there is the possibility for it to be closed early and/or late season) and across the street from the Snowflake lift I live locally and am responsive to calls/texts. The 4 O'clock neighborhood is a residential area that sits on Peak 9 just a few blocks from downtown Breck/Main St. Skiing is accessed via the Snowflake Chair lift (across the street) and the 4 O'clock ski run (out the front door). Main Street, famous for shopping and dining, is approximately 2-3 blocks away. The Breckenridge free ride bus stops across the street. There is a ski rental shop, lift ticket window and spa also across the street at the Snowflake Lift base area. A classic Breckenridge experience! Car: We are allowed to park two cars in the outdoor parking lot. Having a car with proper snow tires and high clearance in the winter months (October-May) is strongly recommended, if not required. Bus: Town of Breck offers a free bus system called “Breck Free Ride” and there is a stop right across the street. Ride share: Uber and Lyft are both fairly reliable in our area. Walking: The condo sits near downtown Breck so most things are very close to walk to. Plan for the uphill walk back from Main Street! Hike/Bike/Ski directly from the property! Discounts! We have pre arranged discounts for our guests that include 30% off ski and bike rentals, 10% off oxygen rentals and discounts on airport shuttles. Links are sent after your booking is confirmed. ITEMS PROVIDED: The kitchen is fully stocked with all essentials. We also provide complimentary basic spices, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge. The bathroom is fully stocked with necessities as well as hairdryers and full size conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer. PLEASE NOTE: > There is no air conditioning (most places up here do not have it!). > There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required to access the area during those months. > This condo is located at an elevation of approximately 9,600ft. More information can be found on the CDC site regarding high altitude. > Please note that Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters. > The minimum age to rent is 25.
