Guest access For security purposes we will provide the actual address on the morning of check in. There will be two spots to park in the garage & two in the driveway. Other things to note House Rules, Occupancy Terms & Spa/Pool Use Disclaimer By booking this home, you agree to follow these house rules and accept responsibility for your group during your stay. 1. Quiet Hours & Respect for Neighbors Quiet hours are 10:00 PM – 10:00 AM. Please keep outdoor noise to a minimum during this time. For everyone’s comfort, gathering or loitering in the front of the home is not permitted at any time. 2. Hot Tub Spa (Backyard) – Use & Safety • The spa must remain covered when not in use. • Showering before use will maintain the cleanliness of the spa during your stay. • Please set the temperature to 90°F when not in use. • Spa use is limited to registered guests only. • Keep voices low after 10:00 PM. • Children must be supervised at all times. Important Safety Note: Use of the hot tub involves natural risks such as slipping, falling, overheating, and other potential injuries. By using the spa, you accept full responsibility for yourself and your group and agree that the Host is not responsible for accidents, injuries, or loss related to spa use. 3. No Parties or Events Parties, events, or gatherings are not permitted. Maximum occupancy is 10 registered guests. Visitors are not allowed without prior Host approval. 4. Pets Small pets under 20 pounds and well-behaved pets may be approved in advance. Pet fees apply. Unauthorized pets may result in a $200 pet fee per pet. 5. Children Guests under 18 years old must be supervised by an adult at all times. 6. Parking • Maximum of 4 vehicles o 2 in the garage o 2 in the driveway • Please do not park in front of neighbors’ homes or block driveways. • Vehicles leaking fluids may not park on the property. 7. Unsafe or Illegal Driving For everyone’s safety, speeding, reckless driving, peel-outs, or driving under the influence in the neighborhood is not allowed. Violation may result in immediate cancellation without refund. 8. Noise Complaints & Illegal Activities If law enforcement is contacted due to noise, disturbance or illegal activity: • A $300 disturbance fee will apply per occurrence • The reservation may be canceled without refund 9. Long-Term Stays (30+ Days) Stays longer than 30 days require: • A signed lease • Valid government ID • Deposit • Proof of income 10. Smoking No smoking inside the home. Smoking is allowed in the backyard only. A $300 cleaning fee will be charged for indoor smoking. 11. Address Disclosure For security purposes, the full address will be provided on the day prior to check-in with your access instructions. 12. Early Check-In / Late Check-Out Must be approved at least 24 hours in advance. Late departures will result in: • $300 fee, plus • $100 per hour after checkout time • If the next reservation is affected, Guest is responsible for the full lost booking amount • If cleaners cannot begin on time, a $150 fee applies 13. Nearby Public Pool (Off-Property) The Pool at Green Valley Ranch is a public pool located about 3 miles from the home. Admission pricing and rules are set by the facility, not the Host. Off-Property Facility Disclaimer: The Host does not own or manage any off-site pool or recreation area. Guests assume all responsibility for visiting and using off-property facilities. 14. Locked & Restricted Areas Supply closets in the kitchen and one supply closet near the stairs are locked supply closets. Please do not access locked areas. 15. Furnishings Furniture and décor may be updated or replaced from time to time. 16. Cleanliness, Supplies & Refund Policy • We make every effort to ensure the home is clean and stocked, but occasional items may be missed. Starter supplies of paper goods, toiletries, and basic household items are provided. Guests may need to replenish items during longer stays. • Any cleaning, supply or maintenance concerns must be reported immediately. Guests must allow the host reasonable access during business hours (within one business day) to address and resolve issues. • Refunds will not be issued once the host has had the opportunity to resolve the problem. 17. General Safety Disclaimer This property includes stairs, outdoor areas, and recreational amenities that may pose natural risks. Guests accept responsibility for their own safety and that of their group and agree the Host is not liable for accidents or injuries except where required by law.
