This amazing modern property, which we have had since it was built 10 years ago, is ideal for contractors/businesses, relocation and family guest bookings. It is similar in size to our Airyhall 5 bedroom Aberdeen house but with more bathrooms so we know it will be a total success. With an accessible parking space (free driveway parking for 2-3 vehicles), downstairs bedroom, shower room, all living areas and private back garden, all accessible via 81cm wide doors, suitable for wheelchair use, it is ideal for those who have access difficulties. The house is located south of the city and has good access links with the AWPR (new Aberdeen city bypass road) and a very short drive to Aberdeen city. It is less than a 5 minutes walk to the Wellington Hotel which does good reasonably priced food and drink so a really handy local 'pub' when staying at this property. Convenient bus stop right outside the property and off-road parking for 2-3 vehicles. The stunning Duthie part is 5 mins drive away and within 100m walking distance you can enjoy a beautiful nature reserve (The Gramps) with views of the whole city ands beyond. The house itself consists of 5 double bedrooms with 6 beds (Superking, 2 kings, 2 doubles, and 1 single bed), 3 bathrooms (downstairs shower room, upstairs family bathroom and king ensuite), a large lounge, and a dining area with a well-equipped kitchen in an open plan living arrangement. The house is modern, and bright with high-quality furniture and fittings. The house has a private large back garden where you can enjoy alfresco dining on the outdoor furniture. Fast 100 Mbps Fibre Wi-Fi, Netflix TVs, underfloor heating, dishwasher, full American style family-size fridge and separate freezer. Guest type: The property is strictly not for events/parties (unless by agreement with myself), or for guests who will not respect my neighbours, specifically in terms of noise. Strictly no events (I.e. photoshoots, etc unless by prior agreement). I have lovely neighbours who help me with the property and are my friends. Please do not book if you are not confident that the whole occupants will keep to this throughout your stay. If there are noise/antisocial issues guests will be removed. Entry: Strictly only persons booked into the property are allowed in unless by agreement with myself. Check-in: Please note we use a self-check-in service which allows a good level of check-in for guests arriving late. Although I do try to meet guests whenever possible please note it is not policy to greet guests on arrival but I always ask guests to contact me once they are into the place and to confirm that everything is to their satisfaction.
