Traditional Swiss chalet of considerable stature, quietly located in a residential area at 1250m overlooking the hamlet of Chesieres on the edge of Villars just 20mins walk from the Roc d'Orsay gondola lift. The Chalet with its three floors all facing South, sits on a bench of private land with uninterrupted views across the Rhone Valley to the 4,000m+ massif stretching between Mont Blanc and Verbier, framed by the Dents des Morcles and du Midi - one of the iconic views of the Alps. The space Chalet Cormanon is a 6-bedroom chalet of circa 185sqm (2,000sqft) and is ideal for two families or single large groups. The house is divided into two apartments one above the other on the upper ground and first floors, sharing a secure and private front door and stairway from a generous parking area. Each apartment has 3 double bedrooms with bathroom, a kitchen, a big living space and south facing balcony, enabling flexible use suiting either those groups who prefer to be all together or those who might prefer a degree of privacy and separation. PLEASE NOTE THAT THE CHALET IS SHARED WITH TWO SMALL BASEMENT APARTMENTS UNDER THE CHALET THAT AREN’T PART OF THE LETTING, on the lower ground that are let separately and co-located with the basement laundry room for all guests. The Cormanon has a 200mb distributed broadband service installed with decent media systems to each apartment and as a family home, it is also widely equipped with books, games, toys, garden games, cooking facilities, bbq and garden furniture. It is equally comely in both winter and summer as a place from which to explore both the Vaudois Alps and the Swiss Riviera, close enough to amenities but secluded enough for a really relaxing holiday. A car is useful, but not essential as buses ply the main road and in the ski season, a free shuttle bus stop is just 25m from the front door. Having said this, the house is on quite a steep hill so winter tyres are essential and walking is for the reasonably fit and energetic. The house overlooks the hamlet of Chesières, with its own deli-butcher/baker, cafe and popular Italian restaurant only 2 mins by foot. A further 500m up the main road is the town-centre of Villars, an elegant, discrete and well-appointed summer and winter resort that has been attracting discerning families over generations. Guest access Guests will have access to both the upper floors on an exclusive basis, with a private front door and stair from the upper ground floor parking area. Each apartment has a separate internal lockable door, so the apartments comprising the letting are entirely self-contained which will suit multiple family groups when sharing. There is internal secured access down to a basement laundry room and drying area. There are two basement apartments at the bottom of this stair, both let on a long-term basis, but they have access from the gardens at the lower ground level. The garden is generally used in warmer months clear of snow, when guests have access (shared with long-term tenants below) to the south facing garden with exceptional aspect and views across the village towards the high Alpine ranges along the Swiss-Italian-French border. Other things to note The building was built in 1929 and while it is kept in good condition and well furnished to make a homely and cosy vacation home, it is also an old structure with only MODERATE sound insulation between floors. We ask for consideration in terms of noise, as the main draw of the Chalet is that, while well located by the centre, it is also in an extremely quiet and peaceful spot. There are only five other Chalets at all close by, giving guests a real sense of seclusion. The Chalet has a recently installed heating and hot water system and although an old chalet with single glazing, it is always very warm with constant hot water on demand. All the windows are shuttered and while there are no curtains, this does ensure both dark nights for the best sleep as well as fresh ones on warmer nights when windows can be opened inwards, while shutters remain securely shut. The beds are all high quality handmade frames with handmade sprung matrasses by Harrison Spinks of Leeds (UK) for a really comfortable sleep after a long hard day in the mountains. The lane passing by the Chalet, after which the Chalet is named - Chemin de Cormanon - is one of a handful of byways that run from the main road through the village up into the pasture lands above and would have been an old droving road into the prairie from the farms in the old village. While it does connect to other lanes through the pasture above the village, the lane is effectively a dead-end. Thus, all traffic is very much local with the odd car passing to and from their homes above the Chalet and there is hardly any traffic at night, if at all, and not a great deal in the day.
